of lot, etc.) which create a hardship for you in regard to
development of your property?
Because of the slope ofthe land, rockeries were built in the ten -foot
setbacks out to the lot lines on both sides of 18520 Sound View Place, r
Lot A, making access to the backyard impossible without using part of Lot B.
2. How does your property differ from other property in the same
vicinity?
Lot A is a legal non -conforming lot. Only one other legal non -conforming lot
exists in the immediate area, that being the property directly to the north
which consists of 8000 square feet.
3. Will this variance be detrimental to the public or damaging to
other property or improvements in the vicinity?
No.
4. What hardships will result to you if the variance is not granted?
Will these hardships have been caused by your own action?

A. Description of Subject Property and Surrounding
Area
The subject property slopes downward, to the west, from
Olympic View Drive at an approximate 23% slope. A single
family home is located on Lot A and Lot B is undeveloped.
Development in the area is all single family residential.

Special Circumstances
Special circumstances do exist in that the subject

immediate vicinity are substandard as to lot area

3. Comprehensive Plan
As p�oposed, the granting of these variances will be
consistent with goals and policies of the Comprehensive
Policy Plan.
4. Zoning Ordinance
The granting of these variances is consistent with
purposes outlined in Chapter 16.10 and 16.20.
5. Not Detri ental
The granting of these variances should not be signifi-
cantly detrimental to the public health, safety or
general welfare or injurious to the property or
improvements in the vicinity.
6. Minimum Variance
These variances are the minimum needed to make reasonable
use of the property. Lot A is already developed. These
variances will make it more conforming as to area and lot
width.
VI. STAFF RECOMENDATION: I
It is the recommendation of the staff that V-7-81 be approved
in that the proposed variances generally conform with
Chapter 20.85.010.

said he had looked at the legal descriptions for the adjacent properties as
well as for several properties in either direction, and this property is
typical of the area in that most of them are of insufficient width, particularly
those along Sunset Ave. He said it was subdivided at least 40 years ago,
and probably longer, and the existing house has been there 40-50 years. He
said it is necessary to get a variance on Lot I to enable them to subdivide
and build on Lot 2 within today's regulations; it is possible to Put a
house on Lot 2 without any variances.
No one else wished to speak, and the hearing was closed. Mr. Driscoll
admitted Exhibits 1-6 and said his decision would be submitted by June 5,
1981.
Mr. Driscoll decided to reverse the order of the last two items on the agenda because
