Other fees applicable to the project? Zoning/planning: 1. Confirm approach to parking requirements per section 16.60.030 B of the Edmonds Zoning code. 2. Confirm design review process is staff review, type I decision. Building: 1. Overall review of expansion layout and plan 2. Are there any unique IBC requirements? Fire: 1. Confirm fire flow requirements Civil: 1. Civil Review Attendance – We’d like to have the same reviewer(s) for the pre- application meeting as will perform the civil and stormwater review for the project. 2. As part of the site redevelopment stormwater system design, in 2013, the existing stormwater management system incorporated the following: a. Pervious pavements; b. Infiltrating Bioretention (rain gardens); c. Wetvault detention (for flow control and water quality treatment); d. Media Filters (for sensitive lake water quality treatment); and e. Infiltration. These elements combined to provide a system that met WWHM flow control for durations exceedances and return periods up to and including the 100-yr/24-hr storm. The system design included, in the sizing, an anticipated 10,775-sf of future impervious areas, which is what the current proposal is anticipated to be. Can the city please provide detailed guidance of expectations for application of the 2104 SWMM requirements to this project? What are the specific sections of the 2014 SWMM that the city will consider applicable? We want to know what the city considers most important and applicable, rather than attempting to interpret the SWMM from the perspective of the reviewer. 3. Based on initial conversations and a review of the 2014 SWMM, the applicable requirements appear to be limited to incorporation of LID elements to the extent feasible. Is that a correct assessment? 4. The 2013/2014 redevelopment included the following in the design: a. Street frontage improvements; b. Driveway and parking improvements; c. Water and sewer improvements (per OVWSD); d. Power, lighting and emergency power facilities; e. Waste and recycling facilities; and Site landscaping. Are there any other civil requirements that will be applied to this project?
