Dear Mr. Adams, This letter is a formal request for you to approve of gradient in excess of 14% in the proposed private roadway in this short sub- . division. We believe that our proposal for a 19% gradient is the only reasonable solution at this site, and that the criteria established by City Ordinance which allow you to authorize slopes up to a maximum of 20% have been met, 1 The enclosed development plan shows that the average slope of this property is approximately 20%. The construction of a private roadway within the boundries shown at a slope of 14% would require j the removal of a large volume of soil. Such a large cut would be undesirable for the following reasons: j 1. It be y would expensive; 2. It would lead to the destruction of several of the most desirable trees on the properties; i 3. The steeper banks would create erosion problems; 4. It would require high retaining walls or rockeries at the upper end, thereby creating a safety hazard and, finally; a� 5.
