Our response to each comment is shown below in bold. GENERAL 1. Submit side sewer permit application. Noted. 2. Response letter states that rockery is removed but it is still shown on the plans. A rockery is shown along the access road. The City of Edmonds does not review or approve rockeries. Construction of rockeries is prohibited within the City of Edmonds under certain circumstances and in certain situations per Edmonds Community Development Code 18.40.020. Please review the code section to verify this rockery falls outside of the prohibitions. Top and toe elevations for the rockery are required at each end of the wall and at every two feet of change. There is no rockery proposed for this lot. 3. This requires a review, please submit as soon as possible. A Stormwater Covenant is required to be recorded against the property based on the proposed stormwater facilities for the project. Please complete the covenant, including notarization and any required exhibits and submit to the city. Ensure the stormwater covenant meets Snohomish County Record Drawing requirements. The document must be complete, but will not be recorded prior to permit issuance. Prior to construction, final location of facilities are to be verified (by field inspection and asbuilt) and then the covenant will be recorded. Noted. Please add fence to part of it at least. Orange protective barrier fencing shall be placed at the drip line of trees to remain and around areas proposed for low impact development techniques, such as rain gardens, infiltration systems, etc., to protect the area from compaction. The construction entrance has been angled to avoid as much permeable pavement area as possible. Orange fencing was added to the pavement area. SEWER 5. Sewer has a 1olo slope, A minimum 2o/o is required. Provide invert elevations at the main, the cleanout at the easement line and at the house so that a minimum 2olo slope and minimum 2' pipe coverage can be verified, If the slope of the pipe exceeds 2Oo/o the pipe will need to be anchored. The side sewer now has a 2o/o minimum slope to the house, and 2' of cover. STORM 6. Please show the location they will discharge into the soil per note on C3.
