In response to a complaint, the City confirmed the grading of approx 50 cubic yards within an area that may be a steep slope hazard area. -In complying -with the violation notice, the applicant has applied for a grading permit. Due to the passage of time, the amount of fill placed on the slope, the natural revegetation of the soil that has taken place already and the question of whether or not this slope does in fact qualify as a steep slope leads the Planning Division to make the following decision on this matter. Approve the grading permit as submitted with the condition that no further activity take place on the sloped area of the site without the ' completion of a Critical Areas study to confirm whether or not there is a Steep Slope Hazard area on the property. This decision is made because requiring the fill to be removed could disturb the slope to a greater degree than it has been already and because the slope may not even qualify as a Steep Slope Hazard Area.
