The site is located in the NW 1/4 of section 25, Township 27, Range 3, W.M. No site address has been assigned site, but it is expected to be 1 1xx 71' Avenue S. (Tax Parcel Number 006194-008-002-00). Site description. The site consists of a rectangled shaped a lot, with an approximate depth of about 135 feet and 120 feet wide. The area of the site is about 0.37 acres. Access to the site will be provided off of 711 Avenue S., adjacent to the site's easterly boundary. Currently there are no existing structures on -site. Topographically the site generally slopes from east to west. The highest high point of the property is located near the front southeast corner, with the lowest point being located at the back, northwest corner. There is about 10 feet of total drop between the high and low points of the site. From the SCS soils survey for Snohomish County, the designated soil is Everett gravelly sandy loam. -family resident along the Proposed project. The current proposal is to construct a single I north portion of the site. Sometime in the future the owner may short plat the ot and build another single family residence on the south portion of the site, however this is not being proposed at this time. The existing street end of 711 Ave S. is proposed to be extended cted at the end of 7 1h Ave S. The another +120 feet. A new turnaround tee will be constru new resident will access of the extended portion of 71' Ave S. The sidewalk system will be extended along the westerly side of the street and will extend to the north to Fir Street via a existing City Easement. 1h -of-way An underground detention pipe is proposed to be installed within the 7 Ave S. right the topography constraints on the site, the near the southeast corner of site. Due to 1h proposed drainage for the site and the extended section of 7 Ave S. will sheet flow un- rrent direction. To mitigate the increase in detained to the east and west in there cu 1h I f 7 Ave S. drainage run-off the detention system will collect and detain the westerly ha f o south of the site (up -hill). The oil/water separator tee (flow control tee) is proposed to provide water quality for the collected run-off. The discharge from the detention system will be the existing catch basin and pipe system along the east side of 7 1h Ave S. Developments which are under one acer and discharge directly or indirectly to a stream are required to maintain the predeveloped condition peak runoff rate for the 2- year, 10- year, and 100-year, 24 hour design storms (with a minimum control orifice size of 5/8"). WaterWorkST' Release 4.13 was the software used to model the detention calculations. The SCS method was the type of analysis used for the calculations. The SCS curve number calculations represent the pre -developed and post -developed conditions and are attached. The existing site cover is assumed to be meadow, forested (around stream area) Z 1h and impervious for the existing 7 Ave S. improvements. Due to the relatively small size 0 1 of the project area, a conservative estimate of ten (10) minutes for the developed time of 0 concentration has been assumed. GRADING AND EROSION CONTROL SUMMARY AND CALCULATIONS: This project will require grading to construct the proposed street, driveway, building pad and utilities. Standard erosion control measures are proposed to be used during construction. The primary erosion and sediment control BIVIP during construction will be 14 proper soil stabilization methods. Exposed soils shall be stabilized by application of effective bmp's that protect the soil from the erosive forces of raindrops, flowing water, and wind. Applicable practices include, but not limited to, temporary and permanent seeding, sodding, mulching, plastic covering, erosion control fabrics, matting, soil application of polyacrylamide (pam), the early application of gravel base on areas to be paved, and dust Z 0 control.
