RE: Site Visit on 9-17-04 CITY OF EDM014DS
On 9-17-04 1 joined you at the Montclair Apartments located at 8500 Main Street in Edmonds, WA.
The purpose of this visit was to review repairs underway at the lower level east corner of the building.
As we discussed investigation in the area has foundation deterioration to studs and plates. This damage
resulted in the need to replace framing. We understand that the inspector is requiring that a structural
engineer evaluate this condition and provide direction.
This memo serves that purpose.
During your investigation it was determined that the following areas were impaired:
• A section of bottom plate at the corner of the wall.
• A (5) bundled stud column at the corner of the wall.
• Several of the 3x4 studs along the corner of the wall.
Repairs for these perceived conditions are as follows:
0 Replace the deteriorated section of bottom plate with a new pressure treated plate. The
replaced plate section was spliced with a new plates section as a splice plate over the top, thus
avoiding a butt -splice condition, Existing anchor bolts present at this location were used to
attach the new plate sections. This work
Further it was determined that two existing anchor bolts were not installed properly. New
anchor bolts should be installed at these locations. New bolts shall be 5/8" diameter expansion
anchors installed so that a minimum embedment of 3" is achieved into the existing concrete.
The installation of the anchors should insure that the drilling for the anchors does not comprise
pt tendons, if they are present.

New bundled studs, five total, were installed at the corner of the wall. The existing metal strap
should be re -attached to the stud bundle.

• New (2)-2x4 studs were installed in place or the jx,+ studs diaL ere un u V
to water infiltration. The studs were stitch nailed together with nails at 12" on center.
• New oriented strand board sheathing will be installed over the existing gypsum wallboard
sheathing. The nailing shall match the original nailing present in the wall, using 16d nails. All
panel edges for the sheathing shall be blocked with flat 2x4 blocking.
The repairs are intended to be in -kind replacement of existing framing so as to return the original
structural integrity of the wall system to the original design intent. Our recommendations, outlined
above, meet this goal in our professional opinion.
