Wetland Resources, Inc. completed a site investigation on June 5, 2006, to locate and
evaluate jurisdictional wetlands and streams on and in the vicinity of the 0.49-acre
site located at 8125 Frederick Place in the city of Edmonds, WA. The Washington
State Department of Ecology Wetlands Identification and Delineation Manual March
1997, was used to determine wettand conditions.
Site Description
Access to this property is from the south via Frederick Place. This property is
occupied by a single-family residence with existing amenities. The northern portion of
the property is comprised of a deep ravine with Perrinvitte Creek located off -site at
the bottom of this ravine. The existing house is located immediately adjacent to the
top of slope of the ravine. Perrinville Creek is know habitat for anadromous fish in the
city of Edmonds, and as such is a Type F stream. Type F steams in the city of Edmonds
typically receive 100-foot protective buffers. The ravine appears to be comprised of
steep slopes. Please refer to the Geotechnical Engineering Evaluation Heath
Residence prepared by Nelson Geotechnical Assocites, Inc. and dated November 16,
2005 for a discussion of these slopes and management recommendations.
Proiect Description
The applicant is proposing to replace an existing deck and retaining wait located
adjacent to the slope ofthe ravine. The new deck and retaining watt are proposed to
be located in the same location as the old structures, resulting in no impacts to steep
slopes or the stream buffer. It appears that if BMP erosion controU measures and all
recommendations provided by the geotechnicat study are implemented, there will be
no adverse impacts to functions and values of the site or to the adjacent stream.
Use of this Report
This Wetland Determination Report is supplied to Master Decks as a means of
determining on -site wettand and stream conditions. This report is based largely on
readily observable conditions and, to a lesser extent, on readily ascertainable
conditions. No attempt has been made to determine hidden or concealed conditions.
Reports may be adversely affected due to the physical condition of the site and the
difficulty of access, which may lead to observation or probing difficulties.
The laws applicable to wetlands are subject to varying interpretations and may be
changed at any time by the courts or legislative bodies. This report is intended to
provide information deemed relevant in the applicant's attempt to comply with the
taws now in effect.
