At the time of our geoteclinical engineering study we encountered a slight amount of seepage at a depth of 3.5 feet below ground surface near the eastern adjacent building. This seepage was located stratigraphically downhill from the subject building foundation at the adjacent building. No seepage was encountered at the subject building location, Test Pit #TP-4 during our subsurface investigation. During our site visits on February 17, 2006 and our footing subgrade inspection on January 27, 2006 we observed no signs of groundwater seepage at the subject building pad excavation. The building has supported wood floors except at the garage which will have a slab -on -grade floor. The building finish floor elevations are higher than the adjacent exterior grades. The building foundations range in depth from 3 to 5 feet below the finish grade surface elevation. Due to the depth of the building foundations, potential footing drains cannot be tightlined to discharge at the ground surface on the project lot without the use of a pump system. It is our opinion that a drywell infiltration system would not allow for infiltration as the site soils are relatively impermeable. Based upon the observed site conditions and careful consideration of all the issues discussed above it is our opinion that the proposed footing/foundation drains are not required.
