plans or provide a letter from the geotech of record stating that the footing/foundation
drains are not required."
Based upon our discussions with Todd Zuanich, your representative at the project site, and our
site visit on February 17, 2006 we understand that footing drains have not been installed for the
new house. The majority of the exterior foundations have already been backfilled. Mr. Zuanich
requested that we evaluate the project site and determine if footing drains are required based
upon the observed site conditions.
Our geotechnical engineering study for the project site dated June 17, 2005 recommends that
footing drains be installed and be tightlined to a stormwater system. Mr. Zuanich has informed
Geo Group Northwest, Inc. that the City will not permit footing drains to be discharged into the
existing site stormwater detention system.
The project site soils consist of silty SAND, glacial till soils which are relatively impervious to
moisture infiltration and groundwater transport, however, perched groundwater lenses are

sometimes encountered within the glacial till layers. At the time of our geoteclinical engineering
study we encountered a slight amount of seepage at a depth of 3.5 feet below ground surface
near the eastern adjacent building. This seepage was located stratigraphically downhill from the
subject building foundation at the adjacent building. No seepage was encountered at the subject
building location, Test Pit #TP-4 during our subsurface investigation. During our site visits on
February 17, 2006 and our footing subgrade inspection on January 27, 2006 we observed no
signs of groundwater seepage at the subject building pad excavation.
The building has supported wood floors except at the garage which will have a slab -on -grade
floor. The building finish floor elevations are higher than the adjacent exterior grades. The
building foundations range in depth from 3 to 5 feet below the finish grade surface elevation.
Due to the depth of the building foundations, potential footing drains cannot be tightlined to
discharge at the ground surface on the project lot without the use of a pump system. It is our
opinion that a drywell infiltration system would not allow for infiltration as the site soils are
relatively impermeable.
Based upon the observed site conditions and careful consideration of all the issues discussed
above it is our opinion that the proposed footing/foundation drains are not required.
