The subject application has been reviewed but cannot be completed until the following items have been
addressed/corrected. Please resubmit 3 sets of revised drawings to a Development Services Permit
Coordinator.
1.Plot Plan: The elevations to calculate the building hgt do not match their location on the topo.
2.Grading Plan:
a. Show a filter fabric fence along the south and west sides of the site.
b.Can’t have duplicate elevations identifying two different contour lines. Label each of the existing
and proposed contours for clarity.
3.Drainage Plan:
a.Impervious surface area of the house, deck and driveway was calc’d at 4161 sf. Need to resize
the detention system and orifice size.
b.Show footing drains and where they connect to. Can’t connect to the detention system.
c.A minimum of 2’ of cover is required if using pvc or ADS pipe for storm under paved surfaces.
d.Provide rim and invert elevations of the cb’s.
e.A cb needs to be installed on the right of way side of the property line so the outfall pipe can
connect to it. From that cb to the connection point on the city storm system a 12” pipe is
required. Show the full extent of the connection to the city storm system.
f.Show sewer cleanout on the right-of-way side at the property line and every 100’ and bend.
g.Normally require 10’ separation between water and sewer services, but if that cannot be achieved,
at least 5’ separation is required.

h.Locate the new water meter on the right-of-way side at the property line in front of the 5’ utility
easement.
i.Indicate paved private access is existing asphalt.
