20060614100526.pdfED DATE: May 18,2006 City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 TO: Warren Lafon, Architect Sent via e-mail: warrenlafonQearthlink.net Copy also mailed to Warren Lafon FROM: Ann Bullis, Assistant Building Official RE: Plan Check: 06-095 Project: Storage Addition and Change of Use R3 to B Project Address: 635 Paradise Lane During re -review of the above noted project, it was found that the following information, corrections, or clarifications are needed. Please respond in writing to each of the comments below, including where the changes can be found on the plans. Please resubmit revised plans to Marie Harrison, Permit Coordinator. 1) Site Plan Sheet Al: a) Dimension the accessible path of travel from the public sidewalk to the main building entrance (44" minimum), particularly at the accessible parking stall. Please install a wheel stop at the accessible stall to prevent the vehicle from encroaching into the minimum 44" wide path and coordinate with civils. b) Show landing and stairs for the kitchen exterior door. c) Coordinate civils with site and landscape plans, such as parking configuration, accessible path, etc. d) Remove fire sprinkler from note 18. e) Revise note 7 to meet IBC 717.4 for attic draftstops since no sprinkler system will be installed. 2) Sheet A2: a) Cross reference the 1 -hour rated exterior wall detail to be used on the north office wall facing the "court". b) Provide construction detail for the wood landing and stairway at the kitchen exterior door. Handrails are required on both sides of the stairway. 3) Sheet A4: a) On details I and 2, show 518" type x gyp on the inside face of the fire rated wall to complete the assembly. b) On detail 2, clarify the notes for exterior gyp sheathing. Will 5/8" type x gyp sheathing be installed over V2" type x gyp sheathing? 4) Since you will be using IBC 704.11 exception #4 in lieu of providing a parapet, clearly show the following on the plans: a) Listed and tested I -hour rated roof -ceiling assembly for storage building trusses (one layer of 5/8 type x is not adequate). You may want to consider using GA# RC 2602. b) Listed and tested I -hour rated roof -ceiling assembly for existing office roof. The roof plan does not specify the existing roof framing. c) Clearly show on the floor plans and elevations that no openings are permitted in the roof within 10 feet of the inside face of the 1 -hour rated exterior walls. For example, this would impact the exhaust fan outlets for the kitchen and restrooms. d) Class B roof covering. 5) For interior doors that are required to be accessible (generally door 3 and 4), provide door hardware information for accessibility (such as lever -style) and egress, including locking devices. 6) Since building will not be sprinkled, show the location and construction detail for the required draftstop at the storage building. 7) 1 -hour fire stopping assemblies required for through and membrane penetrations of fire rated walls and roof -ceiling. Please show and plans and note fire stopping product to be used. Page 2 of 2
