Project: Woodway Gas & Mart Change of Use/Remodel
Project Address: 23 726 1 OOh Ave W.
During review of the above noted application, it was found that the following information,
clarifications or changes are needed on the plans/docurnents. Please submit 2 sets of revised
plans/documents to Marie Harrison, Senior Permit Coordinator.
1) Site Plan:
a) The 1994 plan does not show parking spaces. Provide a parking lot plan (scale I" =20 feet
or larger). See the attached parking lot handout for required infori-nation, including but not
limited to dimensioned parking stalls/striping, drive aisles, planting areas, accessible parking
stall, dumpster, curb cuts, propane tank, etc. For accessible parking stall requirements, see
the enclosed handout. Show the width and length of stalls including the access aisle, show
the location of the parking signs, show the accessible route to the building entrance,
including ramp, curb ramp, etc.
b) Show the accessible path of travel from the public sidewalk to the building entrance,
including width and slope. Where the path of travel crosses vehicle drive aisles, a crosswalk
must be provided.
c) Show the accessible path of travel from the main entrance of the building to the accessible
restroom, including slope, dimensioned maneuvering distances at comers and doorways,
r amps, etc.
d) Show the existing gas pumps below the canopy.
2) Floor Plan:
a) The floor plans must be drawn to scale (1/4'7=1 foot).
b) Fully dimension the floor plan and all rooms/areas, such as the restroom, storage area, office,
etc.
c) Clearly show which walls are existing and which are new. Based on the original building
plans provided, the new floor plan shows walls in different locations than originally
approved. Where walls are to be constructed, including to fill in window and garage door
openings, provide construction details, footing and anchor bolts, stud size, spacing,
sheetrock, treated. sill plate, structural attachment of wall to floor and ceiling, etc.
d) Show door sizes, and note the door hardware. On the main entrance door, office doors, and
restroom door, the door hardware must be accessible as well as meet exiting requirements.
e) Accessible maneuvering and clear floor spaces are required throughout the retail and office
portions within the store. ICC/ANSI Al 17.1 section 304, 305, 307, 404.2.3
f) A portion of the customer counter must be accessible per ICC/ANSI A 117.1 section 904.
Provide a detail showing compliance.
g) The customer self -serve areas such as the coffee table must meet accessibility for reach
ranges per 1CC/ANSI Al 17.1 section 308
h) The restroom must be accessible (see enclosed handout for minimum dimensions). Show
that the restroom meets these minimum requirements.
i) Show the accessible path of travel from the main entrance of the building to the accessible
restroom, including slope, dimensioned maneuvering distances at comers and doorways,
ramps, etc.
j) Show all windows on the floor plan.
k) Provide minimum 50 efin exhaust fan in the restroom.
1) Handrails are required on both sides of the stairway. Show on the floor plans.
3) On the second floor plan, clearly show which walls are existing and which are new, and note the
use of all spaces. There appears to be a new restroom and walls constructed. Provide details for
the construction.
4) Complete the enclosed plumbing fixture schedule for all new or relocated fixtures.
5) Ventilation must be provided either mechanically or with natural ventilation using building
openings (windows and doors) in accordance with the State Ventilation Indoor Air Quality
Code.
a) . Natural ventilation: Provide in each room or area at the rate 41/o of the floor area. Show the
calculations on the plans. OR
b) Mechanical ventilation: Provide outdoor air at the rates specified in VIAQ Table 3-4 (based
on the occupant load established for the building) to each room or area. The system must be
balanced (supply and return/exhaust). Provide mechanical plans and calculations showing
compliance. Provide manufacturer's specs for the mechanical units to be installed.
6) Show location of water heater and HVAC equipment and note if gas or electric, and whether
existing or new.
7) Provide elevation views of all sides of the building.
