Please provide written responses to the comments below and resubmit 2 sets of revised plans/documents to Marie Harrison, Pennit Coordinator. List medical gas system as a deferred submittal on the covershect. Medical Gas Room: Show the ventilation shaft locations (supply and exhaust) and provide 1- hour shaft construction details on the plans. -The actual ventilation system will be reviewed with the deferred mechanical submittal, Remove the ventilation openings into the garage shown on Sheet A2.0, as they are not permitted per IFC 3006.2 as referenced in the Fire Marshal's comments. Provide reception/customer counter details for each suite to show they meet accessibility ,,requirements of ICC/ANSI Al 17.1 section 904. ,4T Show emergency lighting locations on reflected ceiling plans for each suite and specify power backup. Deferred electrical plans and permit will be obtained from State Labor and Industries, not the City, therefore this needs to be shown at this time. 9 Specify power backup for illuminated exit signs on reflected ceiling plans. 6 Revise occupant load factor for retail optical area at a factor of 30 and waiting areas at a factor of 15 per IBC Table 1004.1.2. Revised total occupant loads for each suite. Relabel "common hall S21 0" as a corridor. Mezzanine open to Suite 210. During plan review of the shell/core, the final review of the mezzanine was deferred to the tenant improvement permit. Please provide/address the following: 1�1) Provide the mezzanine floor plan as part of the plans since it opens into Suite 210. i) Specify use of space of the mezzanine. ii) Note the floor area. iii) Provide the occupant load calculation and post the required maximum occupant load sign on the mezzanine side of the exit door. iv) Clearly show that the mezzanine will be completely open to Suite 210 with a 42" high required guard as the only obstruction. v) Dimension landing at the top of the stairway. �vi) Specify door size. Provide a guardrail construction detail that will resist loads per EBC 1607-7. Provide a section detail showing that the ceiling height of the mezzanine and use of space under the mezzanine is 7 feet minimum (EBC 505. 1). Note on the floor plan that the aggregate area of the mezzanine within the room cannot exceed 1/3 of the area of that room or space in which it is located. Provide the calculation on the plans showing that the mezzanine meets this requirement (the calculation cannot include the offices and other spaces/room that are separated off from the "open room' 'in which the mezzanine is located). IIBC 505.2 Clearly show the dimensioned travel distance from the farthest point of the mezzanine, down the stairs (following the diagonal of the tread nosing -'- not a straight line plan view), to the point just past the door to the exit enclosure where the occupants have access to two exits in separate directions. This distance cannot exceed 100 feet (IBC 505.3, 1013.3). Provide emergency lighting at the mezzanine and the stairway. Page 2 of 2
