Dear Mr. Murphy,
I have re-reviewed the above building permit application for the Planning Division and it was found that
the following information, corrections, or clarifications will need to be addressed before review can
continue:
Height Calculations:
1. The footprint of the building has shifted on the lot, however the height
calculations submitted remain the same as before. Please verify – have the height calculations
changed? If so, please update them on the site plan and redline the elevations to reflect the new
figures. If not, please verify in writing.
Site Plan:
2. Please submit a reduced-sized site plan for the file and for archiving (8.5”x14” legal size
max).
China Hutch:
3. The dining room bump out on the south side of the property (“china hutch”) appears to
be in the setback area. Unfortunately, this will need to be removed or re-designed to meet the
minimum setback requirements (10 feet from the edge of the access easement). The fireplace bump
out is okay, because pursuant to ECDC 16.20.040.B, “Eaves and chimneys may project into a
required setback not more than 30 inches.” There is no such provision for other sorts of modulation
(unless a variance is approved).

(affected sheets only) with a written response to each of the above items. Please make all submittals to
the Development Services Permit Coordinator (Theresa Umbaugh) Monday through Friday, 9am to noon
