Dear Mr. & Mrs. Varela,
I have reviewed the above building permit application for the Planning Division and it was found
that the following information, corrections, or clarifications will need to be addressed before
review can continue:
Lot Area:
1. Please update the lot area on the site plan (10,394) to reflect the lot area on the
recorded plat map (10,391).
SEPA:
2. Please be aware that if 500 cubic yards of grading (of either cut or fill) is proposed,
then an Environmental Checklist, an APO list, and a SEPA review fee will be required.
Height Calculations:
3. Point A of the height rectangle is located off site. Please confirm: was
this elevation of 268 derived by the following method outlined in ECDC 21.40.030.B? If
not, please revise and update height calculations (and elevations) accordingly. ECDC
21.40.030.B states: “If a corner falls off the site, its elevation shall be the average elevation
of the two points projected downward where the two sides of the rectangle cross the property
line.”
Rockery:
4. Please be aware that the maximum height of the rockery in the setback area cannot
exceed three feet as measured from the top of the wall to the original grade. Please confirm:
what is the original grade in this area?
Chimney:
5.Please note the following exception to the height limit, pursuant to ECDC
23.40.030.C.4: “Chimneys, not to exceed nine square feet in horizontal section or more than
three feet in height, for that portion above the height limit.” What is the area of the
horizontal section that exceeds the height limit (please be aware that it cannot exceed nine
square feet)?
Plat Map:
6.When you receive your copy of the recorded plat map back in the mail, please
submit two copies to the Planning Division. We know that the short plat has been recorded

(AFN 200605085002), however the copy submitted to the City does not yet have the
Auditor’s signature on it (apparently they will mail it to you after they sign and process it?).

plans/documents (affected sheets only) with a written response to each of the above items.
Please make all submittals to the Development Services Permit Coordinator Monday through
