Dear Mr. Leren,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
SEPA:
1. Please note that if your grading calculations change and you propose to grade over 500 cubic
yards of material (either cut or fill), then a SEPA Environmental Checklist will be required, as well as
the $420 review fee, and Adjacent Property Owner (APO) list, and the notarized APO form.
Currently, the grading plan states 460 cubic yards of cut and 76 cubic yards of fill. If grading ends up
exceeding the SEPA threshold, I’d be happy to help you through the process.
Accessory Dwelling Unit:
2. Thank you for clarifying the future intent of this space. In order to sign
off on a building permit that proposes a wet bar, we just need to have the owner review the ADU
handout and sign a notarized statement that gets recorded at the County indicating that they have
reviewed the criteria for an ADU and that they realize they do not have approval for an ADU. I have
attached this form (“ADU Statement”). You have the option of either having it recorded yourself
($32) and bringing us a copy with the Auditor’s File Number written on it, or, to expedite the process,
we can have it recorded for you (we charge an extra $15 surcharge so the total would be $47) – I can
sign off on your building permit after I receive this form, everything else looks great.
Thank you for your cooperation. Please redline plans or submit three sets of revised plans/documents
(affected sheets only) with a written response to each of the above items. Please make all submittals to
the Development Services Permit Coordinator (JoAnne Zulauf) Monday through Friday, 9am to noon or
1pm to 4pm. If you have any questions, please do not hesitate to contact me at (425) 771-0220, extension
1778. I look forward to working with you on this project.
Sincerely,
CITY OF EDMONDS
