Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the above items to a Permit Coordinator. 1)Label porches on the site plan as “proposed covered porch”. 2)Label garage as existing on the site plan. 3)Provide existing main floor plan to determine full scope of interior remodel work. 4)The 12% option was chosen in the energy form. Complete the enclosed window schedule worksheet to verify that the proposed glazing is 12% or less. 5)Update applicable codes on sheet 1 to the following a)2003 International Building Code with State Amendments and/or 2003 International Residential Code b)2003 International Mechanical Code (including International Fuel Gas Code) with State Amendments. c)2003 Uniform Plumbing Code with State Amendments d)2004 Washington State Energy Code (WAC 51-11) e)2003 Washington State Ventilation Indoor Air Quality Code (WAC 51-13) f)Edmonds Community Development Code 6)On section B/3 specify headroom for proposed second floor. 7)Provide complete gravity load calculations. 8)Provide complete foundation plan (section B/3 shows new thickened slab under wall and this is not shown on the plans). Also, specify size of existing foundation to verify that it is adequate to carry additional loads. 9)Per R403.1.3 vertical rebar is required to have a standard hook. Revise all foundation details to reflect. 10)Specify how loads from the upper floor will be carried to bearing though the utility/mechanical room (i.e. beam?). 11)I am unfamiliar with this type of attic trusses. Will there be floor framing? If so provide this information. If not, provide attic truss layout and cut sheets from truss engineer. 12)Specify to what extent the upper floor will be “unfinished.” Habitable space is shown which means it must meet minimum codes for dwelling construction (light, heat, egress, etc.). For this area to truly be “unfinished” it must be classified as storage or attic area and all interior partition walls must be removed (open space). If this is the case, then also specify if it will be heated or unheated. 13)Special inspections are required for the following.
