Rockeries and retaining walls of any height located in a critical area must be designed by a Washington State Licensed Professional Engineer (see enclosed rockery and retaining wall handouts). Provide stamped and signed details and calculations for proposed rockery and retaining walls. 2) Label covered porch on the site plan and show location of stairs. 3) It appears that there will be a site built shower. Provide construction detail. 4) Note garage/dwelling separation on plans. Minimum 20 minute rated or 13/8" solid core door. 5) Show size and location of attic access. 6) Specify headroom in the media room on the floor plan. 7) Provide attic ventilation calculations and show location of vents on the roof framing plan. 8) Provide calculations to justify deck ledger lag bolt size and spacing shown on sheet 6 or revise to 3/8 x 4 Y2" bolts at 3" o.c. 9) Provide eco block shoring detail and a separate site plan showing locations of the temporary shoring walls as noted in the Geotechnical Report. If their height exceeds 4' then structural calculations and peer review will be required. (see enclosed retaining wall handout). 10) Provide letter from Geotechnical Engineer of Record stating that they have reviewed the plans and that they are consistent with the report recommenidations. 11) Special inspections are required for the following. Complete the enclosed special inspection agreement signed by the owner, the general contractor and the special inspector and submit to the City for approval prior to issuance. A separate form is required for each special inspector. • Field welding • Soil cuts • Temporary Eco-Block shoring (if required) • Foundation sub -grade verification • Any retaining wall or rockery placement • Placement of fill • Subsurface drainage installation • Temporary and final erosion control 12) See attached structural comments from city consultant. Respond to each item in writing. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the above items to a Permit Coordinator. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review isfor the Structural requirements of this project All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departinental requirements, conditions and concerns before permit approval. Page 2 of 5 STRUCTURAL COMMENTS General Based off the site plan it appears there is going to be a concrete retaining wall approximately 10 feet high. Please add the requirements for this condition to the drawings. IBC 1806 2. Please add the Shearwall requirement to the drawing for the mark SW1 and SW2. Sheet A is different then the analysis and different then sheet 5. Which one is correct? 3. Provide calculation for the shear wall schedule used for the house. For example the drawing state HF stud to use. And with 8d @ 2 "O/C with 15/32 plywood size and stud spaced at 16" O/C the capacity is 595 not 620 PLF as analysis show. Provide analysis to justify the capacity. IBC table 23 06.4.1 4. The drawings appear to being using a moment fimne at the garage entrance. The R value for ordinary moment frames: is 3.5 not 6.5. Please resubmit lateral analysis to account for different seismic resisting elements. IBC table 1617.6.2 IBC 1617.6.2.3 Sheet 5 of 9 Foundations 5. Please provide analysis and detail for the 9' high foundation wall. Detail should be added for the requirement for this wall. The detail on sheet 9 will not work for the required design forces. Please submit this on the response how detail 9 will work for this wall or modify accordingly. IBC 1604.4 6. Single 3X member are required and not (2) 2X as stated in the notes. Please modify accordingly. IBC table 2306.4.1 footnote i. 7. The shear walls do not meet the minimum 3-1/2 to 1 (wind) and 2 to I (seismic). If footnote a is used then the seismic shear wall requirements may increase to 3-1/2 to 1. Please modify and submit analysis accordingly. IBC table 2305.3.3. Sheet 6 of 9 Main Floor Framing S. Please justify knee braces, X-Bracing, etc is not required at the deck framing. How are the lateral loads being transfer for the deck? CC66 bracket is not approved to transfer lateral loads per Simpson catalog. IBC 2304.9.6 9. Please provide detail at the deck where the Shearwall. bears on the PT 2x10. Details on the drawings havenot dealt with this. The detail shows this to be continuous at Page 3 of 5 the Shearwall. Please provide detail for this condition on the drawings in order to complete the review. IBC 2304.9.6 10. Please provide detail for the connection BM A to BM C. IBC 2304.9.6 11. Please provide a detail for the connection of BM B to BM C. IBC 2304.9.6 12. The drawing states metal beam but does not give the size of the metal beam. This is required to be added to the drawings. Please add this information in order to check code compliance. IBC 106.3 13. Please add to the drawing the requirement for the joist drag strut. Thejoist manufacture typical only design for the dead plus live load and leave the lateral UP to the design professional. Please either add to the drawing the requirement for the drag struts or design a member including the connection at this location. IBC 2304.9.5 14. Please clarify where the detail is for the note stating "4x6xl/4 steel tube frame per detail". Where is the detail? How are the members being connected? Please add this information to the drawings. 15. Please add a detail for the note that states "One cont. top plate or LSTA 24 over top of beam". It is not clear how this is going to be built in the field. 16. It is not clear what is required for the header beam size. Please add this information to the drawings. 103C 106.3.3 17, Provide analysis for the beam supporting the girder truss above. IBC 1604.4 18. Provide analysis for the beam that is supporting the (3) 1-3/4X 11 -7/8 micro lam. IBC 2304.9.7 19. Please specify the required connection for the (3) 1-3/4XI 1-7/8 micro lam to the supporting beam. EBC 2304.9.7 20. Please provide analysis for the horizontal diaphragm.. 103C 1620.2.5 Sheet 7 of 9 Upper Floor Framing 21. Please specify the connection of the girders to the post below. Please specify the required connection of the typical 6x12 DF#2 beam to the post. It is not clear what the required connection will be used for in this project. IBC 2304.9.6 Sheet 8 of 9 Roof Framing 25. Please specify the required connection of the 2x12 to the 3-1/8X12 ridge beams. IBC 2304.9.6 26. Please add the required connection of the 3-1/8X12 ridge beam to the supporting post. It is not clear the size of the post required or the required connection. IBC 2304.9.7 27. Shearwall at the door opening does not meet the Inimilnum 2 to I ratio. This may be increased to 3-1/2 to I if footnote A is met. Provide analysis to justify. IBC table 2305.3.3 Sheet 9 of 9Building Sections 28. Please provide detail on the drawing for the connection of the guard rail to resist the required 200 pound force applied in any direction. IBC 1607.7.1 29. Please specify the spacing of the 4X4 post. It is not clear on the drawing what the spacing will be. Please add this to the dawing. IBC 106.3.3 Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments. Page 5 of 5 President CITY OF EDMONDS SPECIAL INSPECTION AND TESTING AGREEMENT The project at issued under building permit number requires special inspection and/or testing per IBC Chapter 17. The complete list of special inspections is attached to this document. BEFORE A PERMIT CAN BE ISSUED: The owner and contractor and special inspector shall complete this agreement and the attached structural test(s) and inspections schedule including the required acknowledgements. APPROVAL OF SPECIAL INSPECTORS: Each special inspector shall be approved by the Building Official prior to performing any duties or inspections. Each special inspector shall submit Statement of Qualifications to the Building Official for review. Special inspectors shall display identification when performing special inspections on site. Special inspection and testing shall meet the minimum requirements of IBC Chapter 17 and the following: A. Duties and Responsibilities of the Special Inspector 1. Observe Work The special inspector shall observe the site work for conformance with the approved (stamped) plans and specifications and applicable workmanship provisions of the IBC. Architect or Engineer reviewed shop drawings may be used only as an aid to inspection. Special Inspections are to be performed on a continuous basis —meaning that the special inspector is on site at all times observing the work requiring special inspection. Periodic inspections, if any, must have prior approval by the. City based on a separate written plan reviewed and approved by the Building Official and the engineer or architect of record. 2. Report Non -conforming Items The special inspector shall bring non -conforming items to the immediate attention of the contractor and note all such items in the daily field report. Any item not resolved in a timely manner shall be immediate cause of the special inspector to notify the Building Official of the plan deviation, error, change or oniission. It shall also be the duty of the special inspector to promptly notify the engineer or architect. 3. Complete Daily Reports Each special inspector shall complete and sign both the special'inspection record.and the daily report form for each day's inspection. These records shall remain at the jobsite with the contractor for review by the City Building Inspector. 4. Furnish Weekly Reports The special inspector or inspection agency shall furnish the City with weekly reports of tests and inspections. The project engineer or architect, and others as designated shall also be copied on reports. Weekly reports must include the following: Description of daily inspections and tests made with applicable locations List of all non -conforming items Report on status of non -conforming items (resolved or unresolved) Itemized changes authorized by the Architect, Engineer and City if not included in non- conformance items. 5. Furnish Final Construction Report The special inspector or inspection agency shall submit a final signed report to the City stating that all items requiring special inspection and testing were fulfilled and reported. - And, to the best of L:\TEMP\BUILDING\SpeciallnspectionAgireementIBC.doe 7/04 his/h er knowledge the project is in conformance with the approved plans and specifications, approved change orders and the applicable workmanship provisions of the IBC. Items not in conformance or unresolved items or any discrepancies in inspection coverage, (i.e., missed inspections, periodic inspection when continuous inspections were required, etc.) shall be specifically itemized in this report. B. Contractor Responsibilities 1. Notify the Special Inspector It is the duty of the contractor to notify the special inspector when work is ready for special inspection. Note, the items listed on the attached schedule and as noted on the approved plans and specifications are required to have special inspections. Adequate notice shall be provided by the contractor so that the special inspector has time to become familiar with the project. 2. Provide Access to Approved Plans The contractor is responsible for providing the special inspector access to approved plans at.the jobsite. 3. Retain Special Inspection Records The contractor is responsible to retain at the jobsite all special inspection records submitted by the special inspector. These records are to be provided to the City building inspector upon request. C. City of Edmonds Building Department Responsibilities 1. Approve special inspectors or inspection agencies The building department shall approve all special inspectors and special inspection requirements. 2. Monitor special inspection and approve weekly reports Work requiring special inspection and the performance of special inspectors shall be monitored by the City Building Inspector. His/Her approval must be obtained prior to placement of concrete or other similar activities in addition to that of the special inspector. 3. Issue Certificate of Occupancy The Building Official may issue a Certificate of Occupancy after all weekly special inspection reports including the final report have been submitted and accepted. D. Owner Responsibilities The project owner or the engineer or architect of record acting as the owner's agent shall fund special inspection services. E. Enpineer or Architect of Record Responsibilities The engineer or architect of record shall include special inspection requirements on the plans and specifications.
