During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed.
1) Complete the enclosed plumbing fixture count worksheet.
2) Revise plot plan to show North Arrow going the correct direction.
3) Show second story deck and covered porch on the site plan.
4) Show size and location of attic and crawlspace access.
5) Show size and location of all source specific fans (bathroom, kitchen, laundry, etc.).
6) Any room with a closet is considered a sleeping room, The den has a closet so it must have a
smoke detector. Note on plans.
7) Smoke detectors are required in the guest bedroom, bedroom #2 and the master as well as the
hallway outside each sleeping area. Note on plans.
8) Fireplace show in the guest bedroom must be direct vent if it is gas. Note on plans.
9) Specify how access into the wine cellar is achieved. Currently no door is shown.
10) It appears that there will be a site built shower in the master bathroom. Provide shower
construction detail on the plans.
11) Whole house fan is to be located in the laundry room as specified in the Energy worksheet
submitted and must be 140-210cfrn. Note on plans.
12) Specify floor joist on the foundation/main floor framing plan. I was unable to locate where this
was called out.
13) Show all posts/multiple studs under all beams and headers to verify load that (i.e. beam 19 has
(3) 2x6 on one side and nothing shown on the other side).
14) Specify all hangers required for hung beams on the plans. This should not be left up to the
contractor to decide.
15) Revise calculation for B 12 to take into account the point loads from above and revise calculation
for full span (calculation is for 18' span and beam spans 21' on the plans.
16) Provide calculation for the right 6 1/4" x 15 GLB at the garage. It has different loads than beam
16 and needs to include point load from revised beam calculations for B12.
17) There is a calculation for B 18 but I was unable to locate it on the plans. Specify where this
occurs or if it is not applicable.
18) B 19 has a point load from B4 above. Revise calculation to include point load.
19) B21 has a point load from B 1 above. Revise calculation to include point load.
20) Specify on the plans how loads from B28 are being carried to bearing.
2 1) Provide calculation for 3 Y2." x 117/8" paralarn 3 continuous spans at the utility room and
pantry-
22) Engineer of Record to provide calculation to justify deck ledger lag bolt size and spacing.
23) Engineer of Record to verify that collector elements are not required at the stairway opening.
24) Engineer of Record to verify that height to width ratios for garage shear walls are not exceeded
IBC2305.3.3.
25) Clearly show on the plans which walls are being walls.
26) Clarify spans of LVL and TJI floor joists. In some locations they appear to be overspanned.
Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a
written response to each of the above items to a Permit Coordinator.
