Project: Storage addition (unheated)

In reviewing the plans for the above noted project, it was found that the following information, clarifications
or changes are -needed. Please redline the plans currently on file with the City or submit 2 sets of revised
plans/documents (affected sheets only) to Theresa Umbaugh, Permit Coordinator.
1 . On the site plan, clearly show and label the new storage enclosure. Relabel all other previously "new"
work on the site plan to "existing" so there is no confusion as to what work is covered under this permit.
2. Cross out the details and portionsof the plan that do not apply to the storage enclosure so there is no
confusion as to what work is covered under this permit. Also, the plans submitted do no match the
approved plans for addition/remodel under permit #2005-0640 and appear to be plans that were
submitted during the review process but were not approved.: For example, the loft storage and pull -
down stair were -not approved. Revise the exiting configuration through the outdoor dining to match the
. revision approved by the City for your addition/remodel on 7/13/06.
3. Enclosed storage area must be separated from the rest of the building with a I -hour fire ba ff*ier (since the
storage area exceeds 100 square feet) per JBC 302.1.1. Provide a listed and tested 1-hour assembly
(examples enclosed for wood wall) for the 1 -hour rated fire barrier wall. The existing portion of the
exterior wall that is 8" CNW (masonry block) will meet the 1 -hour rating. The wall (both masonry and
wood portions) must extend from the foundation to the underside of the roof sheathing. Doors in the fire
barrier wall must be self closing, Y4hour fire rated (with label affixed to door by manufacture showing
fire rating). Penetrations of the fire barrier, such as wiring, piping, etc. must be fire stopped with 1 -hour
fire stopping assemblies. Revise plans accordingly.
4. The exterior wall construction as shown on the plans is considered non -conventional construction since
the wall is not supported on a continuous foundation (like the rest of your building), which requires that
the current design be engineered. Based on the date of the engineer's stamp currently on the plans, it is
for the previous addition/remodel, not the current storage enclosure design.
a. Have a State licensed professional engineer stamp and sign the current design with detail
and supporting calculations to show that the post/beam construction will support the exterior
wall including lateral. If you plan to support the wall on the existing concrete slab (rather
than 8" above the slab), have the engineer also justify the slab thickness for the supporting
wall as well as bottom plate connection to the slab, OR
b. No. engineer is required if you provide a continuous foundation (footing and stem wall
similar to detail I/A3 of the addition plans, or turn -down footing similar to detail 3/A3 of
the addition plans) under the exterior wall with Y2" anchor bolts at.6' o.c. with minimum 7"
embedment.
