Sign Area: The maximum sign area for this site is based on the lineal feet of tenant space containing the primary public entrance. Please mark the primary public entrance on the site plan (sheet 5 of 5) and please note the lineal length of wall. Pursuant to ECDC 20.60.025.A.2: The maximum total permanent sign area for allowed or permitted uses in the CG zone shall be one square foot of sign area for each lineal foot of building frontage along a public street and/or along a side of the building containing the primary public entrance to a maximum of 200 square feet. The allowable sign area shall be computed separately for each qualifying building frontage, and only the sign area derived from that frontage may be oriented along that frontage. Sign areas for wall -mounted signs may not be accumulated to yield a total allowable sign area greater than that permitted upon such frontage, except that businesses choosing not to erect a freestanding sign may use up to 50 percent of their allowable freestanding sign area for additional attached sign area. Use of the additional area shall be subject to the review of the architectural design board. 2. Critical Areas Checklist: There is no Critical Areas Determination for this site in our system. If you plan to re -locate any existing freestanding signs on site, a Critical Areas Determination will be required to ensure that there are no critical areas (wetlands/streams/geologically hazardous areas) on or adjacent to the property that would be affected by the proposal. Please note the locations of the existing freestanding signs on the site plan (sheet 5 of 5) and if they are different than the proposed locations, please turn in a Critical Areas Checklist (enclosed) along with the $135 review and reconnaissance fee. Page I of 2 3. Sign #1 (Monument Sign): Please note the total height of sign #1 (sheet I of 5). Please note that the setbacks for this site are as follows: North 15-feet, South 0-feet, East 15-feet, West 0-feet. Structures three feet or higher must meet setbacks. Please also note the distance from the proposed new sign location to the street property lines to ensure that this sign meets the minimum setback requirements for the zone. 4. SiLn #2 (Directional Si2n): Please revise the height of the directional sign to remain under three feet in height (sheet 2 of 5). Once it is three feet in height, it becomes a "structure" and must meet setbacks. 5. Sig n #3 (Wall Si2n — East Elevation): If you have the sign area computed for this sign, please provide it (sheet 3 of 5). Otherwise, I will compute the smallest rectangle around the entire sign (approximately 38.69 square feet). 6. Sig n #4 (Wall Si2n — South Elevation): If you have the sign area computed for this sign, please provide it (sheet 4 of 5). Otherwise, I will compute the smallest rectangle around the entire sign (approximately 8.56 square feet). 7. Landscaping: Pursuant to ECDC 20.60.045.G. 1, "Each freestanding sign shall have a landscaped area twice the size of the sign area at the base of the sign. The landscaping and sign base shall be protected from vehicles by substantial curbing." Please note the amount of landscaping provided for both freestanding signs (sheets I of 5 and 2 of 5).
