Please provide written responses to the comments below and resubmit 2 sets of revised plans/documents to Marie Harrison, Permit Coordinator. Written responses from the Architect to the March 13th comments were not submitted with the revised plans, and many items were not addressed on the plans per our May 15, 2006 meeting. Please have your architect address all items below. 1) Still need: Provide a detailed written scope of work on the coversheet of the plans for this permit application. 2) Still needs to be clarified: Clearly note on the plans what is existing and what is proposed. 3) Still needs to be revised: Revise notes on Sheet Al to reflect IBC nomenclature/designations. Revise the occupancy for the proposed aerobics space to A3. 4) Previous item 4 additional information needed: a) Clearly note on the floor plan that the 2 hour wall is a fire barrier separating the existing B occupancy (coffee shop) from the A3 fitness club. b) Revise detail l/A5-1 to show that the fire barrier wall will extend to the underside of the roof deck above. c) Provide the reference number of the listed and tested 2 -hour wall assembly shown in detail 1/A5-1, and provide complete construction information of the assembly so it is constructed and inspected properly in the field (e.g. fastener type, size and spacing, thickness of gyp on both sides of wall, stud size and spacing, etc.). 5) Still need occupant load calculations to justify that no sprinkler or fire alarm systems are required (discussed at May I5"' meeting). Also, as discussed in our meeting, if fire barriers will be installed to create separate fire areas with occupant loads of less than 300, this needs to be clearly shown on the plans: Provide occupant load calculations for the entire Edmonds Fitness tenant space, including the proposed aerobics area. The Phase H tenant improvement for this space under Permit it 2000-0033 showed the occupant load at 299. The occupant load will exceed 300 with the addition of this space (by my calculations it will be 391). Therefore, the following will be required: a) Edmonds Fitness tenant space (or the entire building if non -separated uses or IBC 302.3.2 exception is used) must be fully sprinkled with an NFPA-13 automatic sprinkler system. (IBC 903.2.1.3) b) Edmonds Fitness tenant space (or the entire building if non -separated uses or IBC 302.3.2 exception is used) must be provided with a fire alarm system (notification devices will activate upon sprinkler water flow) per IBC 907.2.1 exception. 6) Previous item 6 additional information needed. a) If the door landing is greater than 30" above grade, a minimum 42" high guard is required. Revise detail 5/A5-1 to show the minimum 42" height and load information per IBC 1607.7. b) Provide handrail detail, including height, grippable cross section, top and bottom extensions, returned ends, etc. c) Dimension required landings at the top and bottom of the stairway. d) Revise site plan to show how the landing and crosswalk will work with the drive-thru and existing curb. 7) Architect was to verify that this is a non-bearing wall. The plans show that a portion of the existing CMU wall will be removed. The original plans for this building show this wall as a bearing wall. Provide structural plans and calculations stamped and signed, showing how the building will be modified so that all loads will be carried to bearing. S) Where the grid system will be altered, provide the listed and tested 1 -hour suspended ceiling system to be used (grid and panels that have been tested together). Submit the manufacturer's grid and panel information referencing the specified listing number. Clearly note on the plans that the 1 -hour ceiling grid system is providing the rating for the 1 -hour roof -ceiling. Removal of the existing CMU wall will also require alteration to the existing I -hour fire rated ceiling grid system. 9) Still need to note that exit signs are illuminated and specify power backup. Illuminated exit sign with power backup required over door 1 (2 exits are required from the aerobic space). 10) Still need: Show emergency lighting locations on the floor plans, including power backup. 11) Still need, also coordinate with calcs in item 5 above: Post occupant load for the aerobics space and a new occupant load for the combined cardio/equipment exercise area. 12) Still need. Provide a section view through the proposed aerobics area to show that existing/proposed construction is 1 -hour fire rated, including listed and tested fire rated assemblies, ceiling grid, etc. 13) Still need: This is a Type VA (I -hour rated) building where alterations are being made to the existing fitness areas, clearly show that the 1 -hour fire ratings will be provided/maintained (such as at the roof -ceiling, columns, beams, etc.). 14) Still need: At the proposed aerobics area, ventilation must be provided either mechanically or with natural ventilation using building openings (windows and doors) in accordance with the State Ventilation Indoor Air Quality Code. a) Natural ventilation: Provide in each room or area at the rate 4% of the floor area. Show the calculations on the plans. 4R b) Mechanical ventilation: Provide outdoor air at the rates specified in VIAQ Table 3-4 (based on the occupant load established for the building) to each room or area. The system must be balanced (supply and return/exhaust). Provide mechanical plans and calculations showing compliance. See enclosed Mechanical submittal information handout. 15) Still need. Show/label the equipment located in the proposed "utility" room at aerobics area. Page 2 of 3 16) Previous item 16 additional information Will needed: a) Detail 2/A5-1 shows the 1 -hour wall terminating into an unrated ceiling. Please clarify. More information is needed (see item 15 above) to determine if fire rated walls/ceiling are needed. Also, will the ceiling of the utility room be used to support storage? b) Revise 2/AS-1 to show ledger detail, including attachment. 17) Still need: Provide plumbing fixture calculations for minimum restroom facilities (per WAC 51-50 Chapter 29), taking into account the added aerobics area.
