Project: Molzahn Kitchen Addition/Repair
Project Address: 1026 Walnut St.
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Please provide 3 copies of current site plan for this application.
2) Provide crawlspace ventilation calculations and show size and location of crawlspace vents on
foundation plan.
3) Show size and location of crawlspace access.
4) Add all roof framing information to the roof framing plan. According to the span tables in the
IRC the 2x6 rafters will be over spanned.
5) Show location of smoke detectors throughout the existing residence.
6) Foundation plan has two additional footings with a note that says they arc to support existing
beams. Provide all existing framing information on the plans to clearly show what they are
supporting (i.e. roof beams, floor beams, etc.).
7) Exterior walls do not meet minimum wall bracing required by IRC 602.10. Provide lateral
calculations stamped and signed by a Washington State Licensed Engineer or alter plans to meet
minimum wall bracing requirements.
8) Show location of garage on the proposed floor plan including eave dimensions and distances
between walls as well as opening in both buildings along those walls. It appears that it will not
meet the requirements of 8302 location on lot for fire separation distance. Seen enclose copy of
code section. Add all applicable information to the plans to show compliance (i.e. one hour fire -
resistive rating with exposure from both sides if fire separation distance is less than 3' to
imaginary property line).
