Tenant Improvement
Permit Submittal Requirements
PERMIT A permit is required for the completion, remodel or alteration of space within an existing
REQUIRED: building used for commercial purposes (including removing and or installing non-bearing
walls). A change of use or change of occupancy also requires a building permit to
determine minimum building and life -safety requirements and Edmonds Development
Code compliance.
CODES: International Building (IBC), Fire (IFC), Fuel Gas (IFGC) and Mechanical (IMC) Codes
(2003 Edition)
Washington State Energy Code & Ventilation (2003 Edition)
Uniform Plumbing Code (2003 Edition)
IBC Chapter I 1 and Appendix E for Accessibility
FEE: Based on a licensed contractor's bid
SUBMITTAL REQUIREMENTS:
1. ❑ Working Drawings: Two (2) copies, scaled 114" - F with the following:
a) Zoning, square footage of tenant space, number of employees
b) Specify building type of construction (wood frame, concrete block etc.)
,4 c) Specify the number of on-site parking spaces dedicated to the tenant, show existing accessible parking
d) Existing floor plank and proposed floor plan, specify the use of all areas, rooms and spaces
e) Entrances, exits, corridors, hallways and doors
f) Partition walls (bearing and non-bearing) include wall construction details
g) Fixed equipment, counters, plumbing fixtures, seating plan(s)
h) Detail fire systems, alarms and extinguishers
i) Specify heat and detail mechanical ventilation (size of fans and outdoor air requirements)
2. ❑ Lighting budget with reflected ceiling plan, show proposed and maximum wattage (form attached)
3. ❑ Elevation views are required for all exterior changes and must include all existing and proposed rooftop
mechanical equipment with height shown in relation to rooftop elevation
4. ❑ Accessibility Details including:
a) Parking space, travel route i.e., ramp, building entry, signage, door entry, hardware and trash enclosure
b) Toilet facilities and fixtures (toilet, sink, mirror, faucet, hardware) etc.
NOTE: All buildings and/or portions of buildings shall comply with the Intemational Building Code Chapter I 1 and Appendix E for
accessible parking, access, and toilet facilities unless specific exemption(s) in the code can be found. Any request for exemption must
be in writing, state the specific code section and applicable circumstances.
PLANS FOR EXISTING BUILDINGS THAT EXCEED 4000 SF MUST BE PREPARED BY A STATE LICENSED ARCHITECT OR
ENGINEER_ ONLY THE OWNER OF A BUILDING, LICENSED CON'T'RACTOR OR OWNER'S AGENT MAY SIGN FOR THE BUILDING
PERMIT APPLICATION_ A TENANT OR BUSINESS OWNER THAT IS NOT A STATE LICENSED CONTRACTOR MAY NOT PERFORM
PERMITTED WORK ON A COMMERCIAL BUILDING. BUSINESS LICENSES ARE APPROVED ONCE TENANT IMPROVEMENT WORK
IS COMPLETED AND OCCUPANCY IS GRANTED BY THE FIRE AND BUILDING DEPARTMENTS.
