Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Shed:
1. The shed shown on the site plan does not meet setbacks and must be moved/removed. Please note your
intentions on the site plan.
Retaining Wall Height:
2. Retaining walls over three feet in height (as measured from the top of the wall to the
original grade) are considered a “structure” and are not permitted in the setback area. Please provide the top
wall elevations so they it be compared to the original grade for height verification. If it looks like the walls are
going to exceed three feet in the setback area, please revise your plans accordingly to meet code.
Tree Plan:
3. Thank you for submitting a Tree Plan. However, it did not show any trees - neither existing nor to
be removed. Please revise the Tree Plan to show the trees you intend to keep and those to be removed. Note
that clearing on a slope of 25% or greater requires tree removal review. Generally, if the trees that are proposed
to be removed are on/near the proposed building footprint that is going to be okay. Other trees outside this area
will be reviewed because the intent is to preserve trees on slopes exceeding 25%.
Grading:
4. Thank you for providing a grading plan. The “Grading Plan” shows 194 cyds of cut and 118 cyds of
fill, while the “Height Plan” shows 272 cyds of cut and 151 cyds of fill. Please revise to make the figures on
these plans consistent. Please also note that if grading exceeds 500 cubic yards of either cut or fill, then SEPA
is triggered and an Environmental Checklist will be required. I would be happy to go over this process with you
if you have any questions.
Setbacks:
5. Thank you for showing the building setback line on the site plan. However, in the RS-8 zone, the
rear setback is only 15 feet and you have shown 25 feet on the site plan. If you are going to be updating the site
plan anyway, please revise the rear yard setback.
Thank you for your cooperation. Please redline plans or submit three sets of revised plans/documents (affected
sheets only) with a written response to each of the above items. Please make all submittals to the Development
Services Permit Coordinator (Marie Harrison) Monday through Friday, 9am to noon or 1pm to 4pm. If you have
