Project: Proposed fd Story Addition to Existing Office Building
Project Address: 8311212 th Street SW
During re -review of the above noted project, it was found that the following information,
corrections, or clarifications are still needed. Please respond in writing to each of the comments
below, including where the changes can be found on the plans. Please resubmit 2 sets of revised
plans/calcs to Marie Harrison, Permit Coordinator.
1) See enclosed Ietter from Building Official regarding the submitted easement. Previous item
3: The ,Statutory Warranty Deed submitted for the adjacent property does not appear to show an
easement under your control as owner of 8311212'11 Street SW which could be considered a
"public way". Please provide an easement from the adjacent property owner, or revise plans to
show the east 1 -hour rated exterior wall.
2) This item was not addressed on the resubmittal. Previous item 4: The stairs appear to have
been altered from what is shown on the 1996 approved plans and must be code compliant under
this permit. Provide information on the plans showing compliance, including dimension of the
stair width and landings, note the rise, run, and headroom, etc. Handrails are required on both
sides of the stairway, including extensions at the top and bottom (previous item 7). The walls
and ceiling of useable space under the stairway must be protected with 5/8" type X gyp. Since
the basement storage area is less than 1000 sf no occupancy separation is required (IBC Table
302.3.2b).
3) This item was not addressed on the resubmittal. Previous item 5: The stairs to the elevated
office area were not shown on the approved 1996 plans and must be code compliant under this
permit. Provide information on the plans showing compliance, including a landing at the top
and bottom of the stairs (44" x width of door), handrail extensions (previous item 7), door
width, etc.
4) This item was not addressed on the resubmittal. Previous item 11: The plans do not reflect
the written responses to this item. Please revise.

RE: Alternate Design Request for Fire Separation Easement

The City is in receipt of the draft shared Easement Agreement and we have the following comments:
• The intent of IBC Section 1002.1 Public Way is that the land/area in question be deeded, dedicated or
otherwise permanently appropriated. Please add language that the agreement shall run with the land.
• Add language that the City shall be notified in writing within 30 days of any alteration, change or
dissolution of the shared easement agreement.
• Add Ianguage that upon a change to the agreement that creates a building code violation, within 30 days the
current property owner of 8311 212't' Street Southwest, shall make application with the City for a permit to
alter the entire east wall of the building to current exterior wall and opening protection requirements (based
on the future current adopted building code).
• Add language to specify the purpose of the shared easement; reference IBC 702 definition of Fire
Separation Distance, Section 602 and Table 602 for Fire -Resistance Rating Requirements, and Section 704
fire -resistance ratings, exterior wall openings and parapets, and Section 1002.1 definition of Public Way.
• The easement shall be specific as to what is permitted to be temporarily or permanently placed within the
shared easement.
• The City shall require that the entire length of the easement be permanently striped as a Fire Lane (yellow
12" high letters with 2" stroke); this requirement and the required maintenance for this stripping shall be
included in the agreement language. If there is no curb along the Fire Lane, a solid yellow line is required
for the length of the easement. Show the easement area and Fire Lane on the project site plans.
Submit a second draft copy to the City for review. Once the document is approved you will be required to
collect all property owner signatures and submit the original document to the City for recording (you will be
charged applicable recording fees). Note, alternate design request fees of $180.00 are required (to be paid at no
later than permit issuance).
