Scott Real Estate Office Tenant Improvement Project Address: 313 Main Street During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please submit 2 sets of revised plans/documents to Marie Harrison, Permit Coordinator 1. Coversheet: a. Provide detailed written scope of work under this permit. b. City archive records show this building as Type VA construction. Revise Coversheet. c. Change energy code edition to 2004. d. Revise zone to BC. 2. Since building is Type VA construction, clearly show on the plans that the exterior walls, interior wall separating tenant spaces and roof -ceiling are 1 -hour fire rated. Clearly show that the 1 -hour assemblies will be maintained/provided, Verify there is a 1 -hour fire rated roof -ceiling assembly and that the existing ceiling grid to be removed is not 1 -hour fire rated. 3. Note on the plans that penetrations of the fire rated assemblies must be fire stopped. 4. Provide door sizes on floor plans (3068 minimum for exiting and accessibility). 5. 50 cfm minimum exhaust fan required in restroom. 6. Revise height of cove base at restroom floor to 6" minimum. 7. Widen stair to minimum 36" and add required handrails on both sides, including top and bottom extensions and returned ends. Maximum rise 7", minimum run 11 8. A portion of the reception desk/counter must be accessible. Note the height, width and clear floor place for approach on the plans. TCC/ANSI A117.1 section 904 9. This tenant improvement permit requires that accessible route of travel be provided throughout the primary function area, including restroom, offices, reception areas, conference room and kitchen, accessible route to the elevated office area, as well as site arrival points (parking, entrance, etc.). State Amendment to IBC 3409.6 exception 1: Architect of record to provide letter stating what parts of the site and building are currently not accessible, state the project cost and what 20% of it equals, list what upgrades will be done as part of this permit as well as showing that the total costs of the upgrades is at least 20%. 10. Submit revised contractor's bid to reflect changes to the plans.
