During review of the revisions for the above noted project, it was found that the following information,
clarifications or changes are needed. Please submit 2 sets of revised plans/documents to Marie Harrison,
Permit Coordinator
REVISED PLANS MUST BE APPROVED AND REVISION FEES PAID BEFORE A TCO INSPECTION
WILL BE CONDUCTED.
LOBBY STAIR SHOP DRAWINGS:
1. The shop drawings submitted for the lobby stair do not show the required panel guard (see Sheet A3.11 of
the approved plans). Provide structural details and calculations stamped and signed by the engineer of
record showing a construction of the panel guard, including attachment to the cable supported steel stair.
Calcs must show that load requirements of IBC 1607.7 are met.
SHEET AI.00:
2. Bubble all Shell/Core changes that have been made to the site plan since Revision 4 (9/22105), which is
the latest approved Shell/Core site plan. For example, the main entrance stairway, east ramp, etc.
3. Label/identify the line that is bubbled at the southeast comer of the parking garage.
4. The walkway revisions outside of the northwest corner of the building do not show the ramps, landings,
etc. that actually exist on site. This is a required exit for Suite 110, but not a required exit for the
Shell/Core.
PRIOR TO OCCUPANCY OF TI FOR SUITE 110: Since 2 exits are required from Suite 110 (PSASC),
the exit way from the west exterior door of that suite to the public way must be accessible (IBC 1007.1).
A redesign of this area is required. Provide an enlarged plan of this area, including details showing the
accessible route, complying ramps, landings, handrails, etc. (This must also be submitted as a revision for
permit #2006-0559 PSASC). The plans for this specific revision must be approved and construction
inspected and approved prior to occupancy for Suite 110. See below for Shell/Core TCO information.
FOR TEMPORARY OCCUPANCY OF THE SHELL/CORE: For temporary occupancy of the
Shell/Core, the ramps and landings must still comply with IBC 1010. The ramps cannot exceed 12.5%
slope (1:8) per IBC 1010.2 (for "slope of other ramps"), and landings must also comply with IBC 1010.6,
which will be measured during the TCO inspection. If the ramps/landings are found to not meet code, the
access from the public sidewalk and parking area must be adequately blocked off so the area is not used
until revised plans are approved and construction inspected and approved (See Suite 110 information
above).
SHEET A1.01:
S. Detail2/ALO1:
a. Owner of property at Top Foods must obtain a permit and receive inspection for the portion of the
ramp and handrails that encroach onto their property. If you act as agent for the property owner,
provide a letter from the owner approving you to be agent on their behalf.
b. Show the south handrail of the south side of the ramp extending to the bottom of the ramp with
returned end.
6. Detail VAL01:
a. Bubble all changes on this plan, such as the ramp change, and include the water feature change in
the bubble, etc.
b. Show the location of the new handrail at the east wail with top and bottom extensions and
returned ends, and provide a section view to show how the handrail will be constructed in relation
to the wall.
c. Clearly show/dimension the handrail extension at the bottom of the stair for all handrails.
d. At the drop-off zone, what is the bubble change? Identify the lines across the walkway.
e. Provide a north south section through the water feature. How will this area be finished off? What
is the elevation difference between the top of the new stair wall and the grade of the water feature?
What is the final slope of this area? How will you be keeping the public from accessing this area
until the water feature is complete?
Engineering and Planning divisions will be reviewing the resubmitted shell/core site plan changes as well.
