Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) ok 2) ok 3) ok 4) Ridge beam design meets conventional construction but I still need an actual roof framing plan in order to verify spans. Provide complete roof framing plan. Based on the section details submitted the roof framing does not meet conventional construction based on the IRC. Provide calculations stamped and signed by Washington State Licensed Professional Engineer or revise plan to meet conventional construction. 5) Some details are still not referenced (i.e. details on page 3a). Please number all details and reference their location on the framing plans to clarify where details are to occur. 6) Provide calculations for porch roof beams. Provide complete gravity load (beam) calculations for all proposed beams and headers including any point loads. 7) Still need. Specify where ledger detail on page 4 occurs. This attachment and spacing is non - conventional. Provide calculations from Washington State Licensed Professional Engineer for size and spacing or bolts or screws (IRC does not allow the use of nails subject to withdrawal). 8) ok 9) Still need. Pier blocks shown on detail on sheet 3a. Pier blocks do not meet conventional construction. Provide calculations stamped and signed by a Washington State Licensed Professional Engineer or revise to conventional poured footings (l2"x12"x12"). 10) Plans still do not meet conventional wall bracing. With the use of some alternate bracewall panels (detail attached) it appears to be possible to meet conventional wall bracing. I can not design the addition but am willing to meet with you at the counter to explain if you like please call to set up appointment. Otherwise provide lateral calculations. Exterior and Interior walls do not meet minimum wall bracing required by IRC 602.10. Provide lateral calculations stamped and signed by a Washington State Licensed Engineer or alter plans to meet minimum wall bracing requirements. 11) ok
