The subject application has been reviewed but cannot be completed until the following items have been
addressed/corrected. Please resubmit 3 sets of revised drawings to a Development Services Permit
Coordinator.
1.None of the previous review comments listed below have been addressed on the drawings
.
1. Original comment #2 still needs to be addressed. Show existing utilities to the site, including the fire line vault for
the building. A new double check detector assembly may be required depending on the requirements of the fire
department. The double check detector vault, if required, must be installed on private property at the property line.
2. Show the location of the nearest fire hydrant. The large site plan does not show the fire hydrant.
3. The trash enclosure cannot be deferred. Show the location of the trash/recycle enclosure and construction details.
The location of the enclosure needs to be moved because there cannot be any utilities, including the sprinkler line, in
the enclosure.
4. Add a note to the drawing that states the service entrance will have to be widened to 24’ when the future parking lot
is constructed.
5. Future parking lot: the isle space between parking spalls for 2 way traffic needs to be 24’. The minimum parking
stall width is 8.5’ and length 16.5’.
6. Premise isolation with hot box required at the meter.
7. If any changes are made to the grease trap, including plumbing, etc, pretreatment review will be required. Contact
the Sewer Treatment Department to obtain requirements.
2. No revised site plan was submitted.
3.If there are no plans to add future parking, remove it from the drawing.

4. Since a grease interceptor is required, and although allowed to be deferred, the approximate location and tie in
point must be shown on the drawing. You can place a note with it that states “ this is the approximate location of
the grease interceptor. The exact location will be shown on a revised set of civil plans that will accompany the
grease interceptor permit”.
4. If the detector check assembly is required to be upgraded, the upgrade can be placed in the same location as
the existing system. If the existing is located in a paved area, the new lid must meet current load criteria of H-30.
5. The trash enclosure needs to be shown on the civil site plan as well as the landscape plan.
6. Based on your response letter to my comments, you state there will be two ADA studios. The required
barrier free parking needs to be shown on the site plan.
