I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Lot Coverage:
1. The maximum lot coverage in residential zones is 35%. It appears you are proposing 35.88%
lot coverage with this new addition. Please review the following figures for your property that are on file and
let me know if there are any mistakes. Please submit lot coverage calculations that remain at or under 35.00%
and revise plans accordingly. Edmonds Community Development Code chapter 21.15.110 states that:
“Coverage means the total ground coverage of all buildings or structures on a site measured from the outside
of external walls or supporting members or from a point two and one-half feet in from the outside edge of a
cantilevered roof, whichever covers the greatest area.”
