The height calculations provided show an Average Elevation of 75.16 and a Maximum Height of 105.16. Sheet A1.1 shows a Max Height of 106.16 and an Actual Elevation of 105.58. Please revise height calculations to be consistent and to meet code. Please make sure that the elevator penthouse and the chimneys do not exceed the height limit, except as provided in the height exceptions below: ECDC 21.40.030.C.3: Elevator penthouses, not to exceed 72 square feet in horizontal section, or three feet in height, for that portion above the height limit; ECDC 21.40.030.C.4: Chimneys, not to exceed nine square feet in horizontal section or more than three feet in height, for that portion above the height limit. In RM districts, chimneys shall be clustered. No multiple-flue chimney shall exceed 39 square feet in horizontal section. The first chimney shall not exceed nine square feet in horizontal section, and other chimneys shall not exceed six square feet in horizontal section; Setbacks: 2. The site plan appears to show a slight projection (windows) on the east and west sides of the building into the setback area. Please revise site plan so that nothing (besides permitted exceptions) goes into this setback area. Landscaping: 3. Please review the attached ADB meeting synopsis regarding the conditional approval of file number ADB-2006-0028 attached and respond to the following items. a.The ADB required additional landscaping between the landscape wall and the east property line to screen the block wall from the property to the east. They would also like the Pinus Nigra relocated. Please revise the landscaping plan as necessary. b.The ADB required that the planter area between the two garage doors on the north and the south ends of the building project twice as far as shown on the plans. Please revise the landscaping plan as necessary. c.The Planning Inspection fee for landscaping is equal to one percent of the landscaping estimate ($65 minimum charge). Please provide a landscaping estimate so the inspection fee can be calculated. Page 1 of 2 Lot Coverage: 4. Just to clarify, are the decks included in the building footprint area provided (2800 square feet)? If not, please add the deck area to the lot coverage figures on the site plan and make sure that the total lot coverage of all buildings/structures does not exceed 45% of the lot area (or 2970 square feet) Thank you for your cooperation.
