During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
1.A note on the plans states 2 existing curb cuts will be removed and one new one provided per City
standards. Please show the location of the existing curb cuts to be removed and reference City standard
detail E2.26 for the replacement with a new driveway curb cut.
2.The north access to the property should be one-way, Exit Only. There is insufficient room between the
parking stalls and buildings to maintain 2-way traffic. Provide signage to indicated Entrance Only and Exit
Only as well as painted arrows for traffic flow.
3.Previous plans showed the existing parking area to be painted with parking stalls. Is it still painted for
parking or is it just open space? If it is just open space, please indicate what the space is used for.
4.The plans indicate a new gravel parking ara on the north side of the property. Previous plans show this as
existing gravel. Is this an existing or proposed gravel area? What is the intended use of the area? There is
insufficient room between the buildings to provide additional parking spaces in this area.
5.Please indicate on the plans the point of access to the garage.
6.Please provide impervious surface calculations. State all exist. impervious areas prior to 1977, post 1977
and proposed with this project.
7.Please submit a traffic impact analysis for this project. Please refer to City handout #E82 for traffic impact
www.ci.edmond.wa.us
analysis requirements. The handout is available on the Citys website at under the
Engineering Division of the Development Services Department.
Under Item Number 7, Mitigation Recommendations, please state the previous use of the building and

assess an impact fee for this use accordingly. Please also state the proposed use of the building and
assess an impact fee for this use accordingly. The impact fee required for this project will be the
difference between the previous use and the new use.
