Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
West Patio:
1. Please note that this west patio is only permitted to be as close as 2.5 feet from the west
property line, pursuant to ECDC 16.20.040.C (shown below – the minimum side setback in the RS-8
zone is 7.5 feet). Please redline the site plan to show the distance from the patio to the west property,
and please make sure that the patio is at least 2.5 feet from the property line.
Uncovered and unenclosed porches, steps, patios, and decks may project into a
“
required setback not more than one-third of the required setback, or four feet,
whichever is less; provided that they are no more than 30 inches above ground
level at any point.”
North Patio:
2. The elevations indicate that there may be a patio at the rear (north end) of the property.
If this is the case, please show it on the site plan.
Bedroom 4/Bonus Room:
3. Please make a note on sheet A-5 near either Bedroom 4 or the Bonus
Room that this is “Not an Accessory Dwelling Unit (ADU).”
