The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. Page 2 of 4 EECE#: EDM 06-50 R H Hoover Inc STRUCTURAL COMMENTS General 1. Submit analysis for the retaining walls for this structure. None was in the submitted at this time. IBC 1806 2. Please add the requirements for the sloping ground as recommended by the geotechnical analysis. The geotechnical reports states they recommend the minimum horizontal distance of 10 feet between the bottom of the footing and the sloped face. Please add these requirements to the drawings. 3. Submit analysis to account for the lateral loads as required on the retaining walls as recommended by the geotechnical engineers report. The analysis has not dealt with this at this time. IBC 1802.2.7 4. Please note on the drawing that the geotechnical shall be retained to provide monitor and inspections during constructions. 5. AOR please provide analysis for the horizontal diaphragm requirements. None appear to be submitted in the analysis. IBC 2305.2 Sheet A3 FOUNDATION PLAN: 6. Please submit sheet S 1 and Sheet S2 with the drawings. It appears these were not submitted with the set at this time. IBC 106.3 7. Please specify the size of the footing on the drawings. None are called out at this time. IBC 1801.2 8. The length of the wall used to resist the shear forces does not match the analysis. For example the P 1-6 at grid C. Please modify drawings accordingly to match analysis. Sheet A4 LOWER FLOOR PLAN: 9. Please add detail to the drawing to support the BB -4 4x10 at the wall. It is not clear how this beam will be supported. TBC 2304.9.7 10. AOR please specify the required connection of the 4x10 beam mark BB -1. This should include the required connections. AOR please specify the required connection of the Glu -lam beam to the multiple studs' columns. IBC 2304.9.7 14. Detail is required for the required connection of the Glu -lam beam to the concrete wall. All that is state is a pocket. But a required connection is required for the Glu - lam beam to the concrete wall. Just stating a pocket is not sufficient to show complete load path. This should not be left up to the contractor to make this decision. IBC 2304.9.7 15. AOR please specify the required hanger to use for the TJI to GB5 beam. IBC 2304.9.6 16. Please specify the required connections for the base of column 6x6 posts at the deck. IBC 2304.9.7 17. AOR please specify the required hanger to use for the support of beam mark B 1. IBC 2304.9.6 18. AOR please specify the required connections of B -2R beam to the exterior wall. IBC 2304.9.6 19. AOR please specify the required connections of 5-118X12 to the 6-314X21 GLB. 20. AOR please specify the required connection at the base of 10X10 rough sawn posts. IBC 23049.7 21. AOR please provide calculations of the header beam supporting B-1 beam. IBC 1604 22. AOR please specify the B-1 beam shall be 24F -V8 beam. This is very important to assure the top lam has an allowable bending stress of 2400 psi. Please add this to the drawings. NDS table 5A Sheet A6 UPPER FLOOR PLAN: 23. AOR please specify the required connections of the 4X8 beam at the exterior deck. All that is noted is per sheet Al but the connections are not specified on this sheet. Please add this information to the drawings. iBC 2304.9.7 Sheet A8 SECTIONS: 25. Please submit sheet S1 and Sheet S2 as noted on the drawings. 113C 106.3 Sheet Ll SHEAR WALL SCHEDULE: 26. Shearwall schedule: Please modify the star note to state single 3X member shall be used. IBC 2305.3.10 and IBC 2306.4.1 footnote i. IBC 2305.3.10 27. Detail 6: 1-314" micro lam closets on center spacing shall not be less then 8" for 16d nails. This will be exceeded per the drawing location of shear wall. Please modify drawing accordingly. ESR -1387 Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
