Hoover, Inc 16300 Mill Creek Blvd #108 Mill Creek, WA 98012 Phone: 425.745.1370 / Fax: none given Dear Applicant, I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Accessory Dwelling Unit: 1. Sheet A4 shows a wet bar in the bonus room. Our system does not show an approved ADU for this site. Please read through the enclosed handout on Accessory Dwelling Units (ADUs). If you wish to have a second kitchen, please submit a notarized “Statement on Accessory Dwelling Units” that will be recorded at the County. You have the option of recording this item yourself and submitting a recorded copy to us with the recording number written on it ($32) or we can do it for you for an additional fee ($32 + $15 surcharge = $47). Basically, this is to ensure that future owners do not think they have approval for an ADU. If you would like to pursue an ADU permit, please review the enclosed handout and I will be happy to go over this process with you. Easements: 2. Please show all easements on the site plan (is there a 10’ private drainage easement and a shared driveway easement?). North Arrow: 3. The north arrow on the reduced size site plan appears to be pointing in the wrong direction – please revise the reduced size site plan (redline is okay). Rockeries: 4. The site plan shows rockeries in the setback area. Please provide top and bottom elevations for the rockeries so we can determine the height. For planning purposes, rockeries cannot exceed three feet in height in the setback area – as measured from the top of the rock to the original grade. Please make it clear that the rockeries do not exceed three feet in height in the setback area and revise plans as necessary. Height: 5. There is a note on the site plan that says the actual building height is 34.8 feet. Please revise (redline is okay) and either remove this note or state that the actual building height is 18.2 feet (because the ridge is shown at 424.8). Thank you for your cooperation. Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items.
