(FYI only) Please contact me if your project exceeds 500 cubic yards of cut (plans show 410 cubic yards of material to be removed) and I will be happy to go over the SEPA process with you, which will include an Environmental Checklist, an Adjacent Property Owner’s (APO) list, and a $420 review fee. Setbacks: 2. (FYI only) The minimum rear setback in the RS-6 zone is 15 feet and the site plan shows 20 feet. You are at the maximum lot coverage permitted so this will likely not affect your plans, but if you could redline the site plan to show the rear (north) setback line at 15 feet it would be appreciated. Or, I will do it when you resubmit (either way is fine with me). Height Calculations: 3. Roof Deck: a. Sheet 8 of 13 says there will be a 42” half wall on the roof deck. Sheet 3 of 13 says that the roof deck elevation is 262.5 – I just wanted to confirm that the 3.5’ half wall does not exceed the maximum height limit. It’s not shown on the elevation so I assume that the half wall is not higher than the ridgeline but I just wanted to make sure – please respond in writing. Height Rectangle: b. No need to include the proposed deck in the height calculations because it is uncovered and the eaves are less than 30 inches. Please move point C further south, point B further south and east, and point A further east – just so they enclose the covered building footprint, and revise height calculations accordingly. If it turns out that the smallest rectangle that encloses all of the building footprint puts any of the points off site, please review the definition of Height below and recalculate these points accordingly. ECDC 21.40.030.B: “Average level” shall be determined by averaging elevations of the downward projections of the four corners of the smallest rectangle which will enclose all of the building, excluding a maximum of 30 inches of eaves. If a corner falls off the site, its elevation shall be the average elevation of the two points projected downward where the two sides of the rectangle cross the property line.
