This handout is available on the City’s website at www.ci.edmonds.wa.us under the Development Services Department, Engineering Division. A storm detention system is required to be constructed on private property. This system is comprised of two catch  basins and a specified length and diameter of pipe in between. Please complete the Standard Detention System Worksheet provided in the handout in order to properly size the detention system for this project. Three (3) copies of the worksheet are to be submitted to the City as part of your permit application. Provide RIM & invert elevations for all CB’s and the storm pipe connections. This includes the new (proposed)  catch basins as well as the existing catch basin in the private road. I have calculated the amount of impervious area to be about 3360 square feet. The plans submitted indicate  impervious area to be about 2962 square feet. Impervious surface calculations shall include the entire roof outline, patios, impermeable decks and driveway surfaces. Please revise the plans and size the detention system accordingly. 2.The silt fence shall be placed to prevent silt runoff from this property onto a neighboring property or into the storm system. Please extend the silt fence along the north property line and reference City of Edmonds Standard Detail E1.1. Standard details are also available on the City’s website. 3.A filter sock is required to be installed in the exising catch basin on the private road. Please reference City of Edmonds Standard Detail E1.3. 4.Please specify the final driveway surface material. Driveway approaches are required to be paved from the edge of existing pavement a minimum distance of 20 feet or to the property line, whichever is greater. 5.The project site falls within the Olympic View Water and Sewer District (OVWSD). Approvals must be gained fom OVWSD to reuse the existing sanitary sewer lateral from the sewer main to the property line. 6.A 6” cleanout with 12” locking CI lamphole cover is required on the sanitary sewer cleanout at the property line. 7.Please provide grading calculations, including both site grading and foundation grading. 8.Please provide bottom of footing elevations for the residence on the grading (site) plan. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Theresa Umbaugh is your Permit Coordinator for this project.
