Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Rockery:
1. Is the rockery existing or proposed? Please label this on the site plan and label the height
of the rockery, too. Height is measured from original grade to the top of the rock – please be aware
that this figure cannot exceed three feet in the setback area.
Height Calculations:
2. The height calculations provided on the site plan do not match up what is
shown on the elevations. Please revise them to make them consistent.
a. The height calculations show that the Average Grade is 98.25, so when you add the 25’ max, the
Maximum Elevation is 123.25 (site plan shows 102’).
b. The Actual Elevation on the site plan is 114.25 but the elevations show this figure as 112.2.
Please make them consistent.
c. Please take the Actual Elevation from the tallest ridgeline of the roof (elevations indicate this
height was measured from a lower roof peak).
d. Please revise all height calculations (on the site plan AND on the elevations) and make them
consistent – please update these figures once you choose a new datum point based on the
comments from the Building Division (Jenny Readwin).
Lot Coverage:
3. The deck, because it is over three feet in height needs to be included in the lot
coverage calculations. Please also include the existing carport, the building footprint (existing and
proposed) and revise the site plan to show the new lot coverage calculations (an area of only 1,116
square feet is currently shown).

Site Plan:
4. Please revise the site plan, which is not consistent with the elevations submitted. Please
make the elevations and the site plan consistent.
a. Please make sure the footprint of the existing and proposed work matches what the elevations
show.
b. Please make sure your site plan is drawn to scale – it does not scale out to one inch equals twenty
feet. We need it to scale so we can check the dimensions and to make sure that there are no
structures in the setback area.
c. Please show both existing and proposed structures on the site plan and please show the stairs on
the site plan.

d. Please change the street name from “Main Street” to “76 Avenue West.”
Setbacks:
5. The setbacks for this property are as follows: 25 feet from the east property line, 7.5 feet
from the north and south property lines, and 15 feet from the rear property line. Please make sure no
new structures (including a rockery over three feet in height) are in this setback area.

(affected sheets only) with a written response to each of the above items. Please make all submittals to
the Development Services Permit Coordinator (Theresa Umbaugh) Monday through Friday, 9am to noon
