During re -review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please submit 3 sets of revised plans/documents
to Marie Harrison, Permit Coordinator
1 Scope of work on Sheet (previous item 1)
A Add parking lot seal coat and restriping (per your response letter and general note on
sheet Al. I a.
B Add accessible upgrades to be provided (or reference accessible upgrades listed on
Sheet A0.01).
2 Revise General Notes Sheet Al. 1a to reflect actual work to be done as noted in your written
responses (for example with regards to the roof you noted that only the flat area behind the
parapet is being resurfaced and the mansard roof is unchanged; that the existing entry doors
are to remain and will not be replaced, etc.).
3 Revise plot plan per previous item 2. If your intent is for the landscape plan and plot plan to
be the same plans, label the sheet as such and provide all information as previously requested.
Examples of missing items are: dimensioned parking stall width and length, north arrow,
location of proposed grease interceptor, property line dimensions, setbacks, utility line
locations, all fire hydrants, etc. If you intend to revise the site plan currently filed with your
application, provide revised plan.
4 Previous item 5 is still not addressed on the plans. Since you are using Separated Uses (IBC
302.3.2), as noted in your response letter received 9/28/06, specify the occupancies for all
areas that are not LC and clearly show the extent and fire rating of the occupancy separation
with fire barriers. Similarly, show location and fire ratings of other fire barriers (mechanical
shafts, elevator shaft, stair enclosure, etc.), and fire partitions (corridors, dwelling unit party
walls, etc.), and smoke partitions (incidental uses, etc.) Cross reference the applicable fire
rated assemblies/wall construction details on the plans. Also, revise door schedule to show
location and fire rating (self-closing, 3/4 hour minimum) of doors within fire barriers.
5 Previous item 7 is still not adequately addressed on the plans:
A At the new party wall separating dwelling units 326 & 327, the wall must meet an STC
of 50 or more. The listed and tested assembly you have provided on Building Dept
note 43 on Sheet A1.01 does not meet this requirement. Provide a wall construction
detail and note the listed and tested assembly reference number and construction
requirements.
B Cross reference the listed and tested assemblies to the wall construction details on
sheet D3. Provide the construction requirements of the listed and tested assemblies on
the details so that they are constructed and inspected properly in the field (or provide a
copy of the assembly on the plans and cross reference where it applies).
C Fire rated wall details must distinguish between fire barrier walls (which must extend
to the underside of the roof/floor decking above) and fire partitions (which can stop at
the fire rated horizontal assembly).
6 Previous item 8 regarding smoke barrier compartments: Fire Marshal has confirmed previous
use Boarding Home, and current State license Boarding Home, therefore smoke barrier
requirement is not applicable.
7 Previous item l Ob regarding height of accessible parking stall sign was still not revised.
8 Previous item 11 is still required. State in your letter how you determined that the accessible
upgrades are at least 20% of the project cost, so the City can verify compliance with WAC 51-
50 3409.6 exception 1.
9 Dimensioned maneuvering distances are still needed at door to Activity 110. If you intend to
use IBC 1104.3.1 exception 1, clearly note the floor area for Break room 21 OB on the floor
plans. (previous item 12)
10 Previous item 14 regarding the requirement for the hydrotub in room 109 to be accessible is
still required. TBC 1109.2 requires that the tub be accessible. If you are aware of an
applicable code exception, please provide.
11 Previous item 15 requested listed and tested fire stopping assemblies for through and
membrane penetrations (not fire rated wall assembly). This was not provided.
12 Previous item 16 must still be addressed with details on the plans. Commonly what is done is
details are provided by the architect for various field conditions that will arise when running
mechanical ductwork, installing can lights, etc. (such as lined joist bays, vertical shafts, soffits,
etc.) to clearly show how the 1 -hour construction will be maintained.
13 Previous item 18 still needs to be addressed regarding openings in fire barrier walls of
occupancy separations noted in item 4 above.
14 Previous item 21 requested details for individual protection of beams and columns shown in
structural design. Details and listed and tested assemblies were not provided.
15 Previous item 22 must still be provided: Unable to find the references on the architectural
plans to the structural design sketches and details at the areas where changes will be made.
16 Previous item 25: Did you intend to provide a Type 11 hood in activity 110 and 113? Sheet
A1.1a notes Type I hoods in each location. Please confirm.
17 Previous item 26 regarding guard height still needs to be addressed for Activity 110 & 113,
and Break Room 21 OB.
