clarifications or changes are needed. Please submit revised plans/documents to Theresa Umbaugh, Permit
Coordinator.
1. List the following codes that are applicable to this project on the coversheet of the plans:
a. 2003 International Building Code (including Accessibility) with State Amendments
b. 2003 International Fire Code with State Amendments
c. 2003 Uniform Plumbing Code with State Amendments
d. Edmonds Community Development Code
2. On the coversheet of the plans, note the occupancy of the dugout structures (U occupancy), and type of
construction (VB)
3. Provide a dimensioned floor plan of the dugout buildings. Dimension the roof framing plan. Provide
elevation views of the dugout buildings and dimension the height of the structure and minimum
headroom within the structure (7'-0" min.).
4. The dugout structures are considered non -conventional construction and must be designed and stamped
by a State Licensed Professional Engineer including structural calculations. Provide design criteria and
complete construction information/details including footing size, post -to -footing anchors or post
embedment, welding information, bolting information, etc. Required special inspections will be
determined once the engineered design is submitted.
5. Each dugout, and the path of travel to each dugout, must be accessible
a. Each dugout must be accessible such as a minimum 30" x 48" clear floor space adjacent to the seating,
reach ranges for storage shelves, drinking fountains, etc. The plans note that there is an existing
drinking fountain. One drinking fountain must be standard height, and one drinking fountain must be
accessible (WAC 51-50 1109.5).
6. Provide wheelchair spaces at bleacher seating per IBC 1108.2.2. See IBC Table 1108.2.2.1 for
minimum required number of wheelchair spaces (to determine capacity of seating, use 18" of bench
length for each person). Dimension the wheelchair spaces -- size depends on how they are accessed,
such as forward approach, side approach, etc. See ICC/ANSI Al 17.1 Section 802.
7. Compacted gravel for accessible walkway does not meet the requirements of ICC/ANSI Al 17.1 Section
302. Provide hard surface paving such as concrete or asphalt. Please contact me if you have questions
regarding other possible surface materials that you may want to propose.
8. Provide curb ramp where the accessible walkway intersects the asphalt drive aisle at the existing curb.
Provide detail. ICC/ANSI Al 17.1 Section 406
9. Dimension the width of the accessible walkway (44" min. per WAC 51-50 1101.2.2) and note the slope
along the path of travel.
