RE: Plan Check #: 06-0085 (#2006-0587)
Project: Edmonds Fitness Remodel
Project Address: 8401 Main Street
During re -review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Please provide written responses to the comments below and resubmit 2 sets of
revised plans/documents to Marie Harrison, Permit Coordinator.
1) Revise occupancy of tenant space on Sheet Al -1 to A3 (previous item 3)
2) Previous item 5 is still outstanding: The exception to IBC 903.2.1.3 does not apply to this project. All
items previously noted are still required. See item #2 of Fire Marshal's comments dated 1114/06 for
additional information.
3) Previous item 4 is still outstanding: In reviewing the approved plans for Permit #2005-0481 for the
adjacent tenant space, the walls separating the coffee shop from adjacent spaces are shown as 1 -hour
rated with a 1 -hour rated listed and tested wall assembly, not 2 hour fire rated, and they did not extend to
the underside of the roof deck (the architect for that project chose to use non -separated uses — see further
discussion below). If your investigation of the existing walls separating the tenant spaces has
determined them to be 2 -hour fire rated, the previously requested information is still required to be
shown on the plans and will be verified by the Building Inspector during construction. The architect
needs to determine and clearly show on the plans if he will be using separated or non -separated uses,
and sprinkler the building or divide the building into fire areas with 2 hour fire barriers as discussed in
the May 15'11 meeting. See item #2 of Fire Marshal's comments dated 11/4106 for additional
information.
Since it is the architect's choice to use separated uses or non -separated uses for code compliance, I have
attached a copy of the non -separated uses calculations (from Permit #2005-0481) for your architect's
information so that he can determine if he wants to continue to use non -separated uses for the proposed
remodel. If he does, he must clearly note on the coversheet of the plans how separation of uses was
justified.
4) Previous item 8 is stili outstanding: All that was shown on the plans was a standard installation detail
for seismic anchoring.
5) Previous item 10 is still outstanding: Emergency lighting locations and power backup are still not
shown.
6) Previous item 11 is still outstanding: Posted occupant load signs are required.
7) Previous item 14: Since you will be deferring the mechanical permit, list as a separate permit on the
coversheet of the plans.
8) Previous item 17 is still outstanding: New plumbing fixture calculations must take into account the
added aerobics area. Provide the calculations on the plans.

Caffe Ladro is a B occupancy and both the adjacent tenant spaces to the east and
north are an A3 occupancy. Taking the A3 occupancy as the most restrictive, the
allowable building area calculation is:
Equation 5-1 (IBC 506.1)
If= 100 [F/P -- 0.251 W/30
Where: F = 204.83+95.33-70+80+26 = 476.16
P = 204.83+9533+70+80+26+124 = 600.16
W=30 (exceeds 30', but W/30 not to exceed 1.0)
If= 100 [476.161600.16 — 0.25130/30
If= 54
Equation 5-2 (IBC 506.2)
Aa = At + [At If/ 100] + [At I, / 100]
Where: At = 11,500 (Table 503, Group A-3, Type VA)
If= 54 (Result of Equation 5-1)
Is = 0 (No Sprinklers)
Aa = 11,500 + [11,500*54/100] + [0]
Aa = 11,500 + 6,210
Aa = 17.710 s.f. > 171 1"02 --&
