During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Specify on the elevation views the grade slope away from the building. If minimum 6" within
10' is not possible or habitable or useable space is below grade, foundation drainage is required.
Provide footing drain detail on foundation sections complying with R405.1 and show required
drain locations on the foundation plan.
2) Detailed scope of work provided specifies a direct vent fireplace in the master bedroom. Note on
plans.
3) Show location of all smoke detectors in the proposed as well as through out the existing
residence. Note they must be hardwired and interconnected with battery backup. R313
4) Framing of both porch roofs does not meet conventional construction. Revise to meet
conventional roof framing IRC chapter 8 or provide calculations stamped and signed by a
Washington State Licensed Professional Engineer.
5) Provide complete deck floor framing plan for West and South deck additions and show how the
West deck will tie into the existing deck.
6) Plans show framing for roof at the basement entry on the South side of the house. According to
the site plan this area appears to be removed. Please clarify site plan to show scope of work.
Contact planning department regarding what is allowed in the front setback.
7) IRC R403 requires vertical rebar to have a standard hood. Please update all foundation details on
sheet 3
8) On deck detail sheet 3 specify 2x8 ledger attachment. Minimum ledger lag bolt/screw size and
spacing is 318" x 4 %z" at 4" o.c. without calculations stamped and signed by a Washington State
Licensed Professional Engineer.
