During re -review of the revisions for the above noted project, it was found that the following information,
clarifications or changes are needed. We have redlined the plans where we could, but some issues still need
to be addressed by you as architect. Please submit written responses to the comments below, including
where changes can be found on the plans, and 2 sets of revised plans/documents (affected sheets only) to
Marie Harrison, Permit Coordinator.
Window schedules provided to replace sheets 4.20, 4.22, and 4.23 (Previous item 2c). These are
framing issues and must be resolved before we can honor your inspection request.
a. Safety glazing and egress is not noted in the window schedule notes where required.
b. Windows have been added (particularly on the first floor), but cannot tell where on your
floor plans, since the window references are on the original detail key plans. This is a
potential issue at shearwalls and for glazing percentage for energy code compliance. Submit
revised sheets for window/detail references, revised energy calcs and structural plans
accordingly.
c. Window sizes have changed in many cases, particularly on the first floor. This is a potential
issue at shearwalls and for glazing percentage for energy code compliance. Submit revised
sheets for window/detail references, revised energy calcs and structural plans accordingly.
d. It appears that windows have been added at the court. If this is the case, revised exterior
wall opening calculations are required. An imaginary property line is required between the
north and south walls of the court. Based on where that line is located, openings are limited
per IBC 704.8.
2. We have listed both the standard guardrail detail and the Juliet balcony guardrail detail as deferred
submittals. These must be submitted and approved as soon as possible, but will not be required for the
framing inspection. (previous items 2q and 2x)
3. The revised roof framing plans (previous items 2t and 2u) must be submitted and approved prior to the
framing inspection.
4. On 3/A5.01 the fence is shown exceeding 6 feet (8 feet with trellis) and the fence is sitting on top of a
retaining wall which is limited in height per City code (see ECDC 17.30). Please contact Meg Gruwell,
Planner for requirements and confirm with her that the bike rack removed is not required. (previous
items 2n, 2o, 2w)
5. Detail 7/A3.5 still needs to be revised per previous item 2m.
6. The only structural revision we have received since the 10/23/06 meeting is for the change to the 20'
shear wall between units 302 and 303. Please submit so we can review/approve and honor your framing
inspection request.
