Plan Review Corrections

During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
1.Two different site plans have been submitted. One is a reduced copy on 8 ½ x 14 and the other is a full size
plan sheet.
The information provided is not consistent between the two plans and it needs to be.
Some of the items shown are of improvements being constructed with the short plat. The site plan
submitted with this application needs to clearly reflect all improvements. Post short plat development
should be shown as existing and all improvements that will be constructed with the single family residence
are to be shown as proposed.
Rockeries that were removed with the demolition of the existing house or with the short plat
improvements need to be removed from the site plan.
The water meter needs to be shown in it’s post short plat development location.
The rockery near the driveway can remain as shown with note that it was constructed with the short plat.
This will just provide clarity that it is not an item to be permitted with this building permit.
Patios, curbing,, berms, retaining walls etc. need to be clearly identified.
There are other items I am not calling out in this correction, but hopefully the examples I’ve provided will
help you understand what I’m looking for. Please revise the site plans accordingly.
2.The storm detention system is to be installed with the short plat, but the storm stub provided to this lot needs
to be shown on the plans. Also, please add a note that indicates connection of the storm stub to the detention
system installed with the plat or provide a complete copy of the drainage plan.
3.It appears as though there is extensive drainage for this single family being installed with the short plat.
Where the storm system for the single family connects to or relates to the storm system for the short plat, the
drainage system shall be shown. For example, the CB in the driveway (with elevations) shall be shown on the
SFR plans. Yard drains in the rear patios (with elevations) shall be shown on the plans.
4.If footing drains are installed with this project they will not be allowed to connect to the storm detention
system. Show where the footing drains will outfall to.

5.Indicate how the drain pipes for the rockeries and retaining walls will connect to the storm system, bypassing
the detention system.
6.The cast in place modular block wall needs to be clearly identified.
Top and bottom wall elevations need to be provided.
Show retaining wall drainage and point of connection to the storm system, bypassing the detention
system.
A licensed engineer must provide for the design of the wall, regardless of height, as this project is within a
critical area. Peer review may be required.
7.Provide a separate grading plan.
Provide lowest bottom of footing elevation for each step in the foundation, if any.
The original grade contours shall be shown on the site plan for height calc purposes. The grading plan
shall show existing countours as post short plat development contours and proposed contours as that
grading to be done with the single family residence.
Indicate all erosion control measures including location of silt fence, catch basin protection and rock
entrance.
8.Show the location of the sanitary side sewer from the stub to the house. Provide invert elevations at the stub
and at the house. A 4” cleanout shall be provided at the house.
9.Place a note on the drawings that states “Do Not disturb storm cistern/culvert/ditch on south side of
property”. Also, extra care shall be taken so as not to disturb the concrete ditch along Viewland Way.
10.Architectural plan sheet A7 calls out for a covered deck at the rear of the house. The roof framing plan and
elevation plans do not show this deck as covered. Please clarify.
11.Please indicate if the decks constructed with this projected are proposed to be wood slotted or if they are to
have an impermeable membrane.
