Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Grading/SEPA:
1. A SEPA DNS was issued with the short plat for grading, which was not anticipated
to exceed 3000 cubic yards. Please let me know how much grading has already been done with the
plat improvements (broken down in to amount of cut and fill). Please also verify the amount of cut
and fill for the building permit – the site plan shows 390 cubic yards (please break down into cut and
fill).
Short Plat Maps:
2. I don’t show any evidence that the short plat has been recorded. Please submit 3
large copies of the recorded short plat map, with the recording number written on them.
Rockeries:
3. I don’t show any evidence that rockeries were approved with the short plat. Planning can
only approve rockeries in the setback area that are under three feet in height, as measured from top of
rock to original grade. Please clarify the height of the rockery, in terms of original grade.
Critical Areas:
4. This site was flagged as an Erosion Hazard area, which is a type of critical area with
slopes between 15-39 percent. The requirement for these properties is that they submit an erosion
control plan with their building permit. Please show how you propose to control erosion on site to
fulfill this critical area study requirement.
