Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
1. SEPA/Grading:
Please provide a response in writing.
11/20/2006 Comment:
A SEPA DNS was issued with the short plat for grading, which was not anticipated
to exceed 3000 cubic yards. Please let me know how much grading has already been done with the plat
improvements (broken down in to amount of cut and fill). Please also verify the amount of cut and fill for
the building permit – the site plan shows 390 cubic yards (please break down into cut and fill).
01/29/07 Comment:
If you plan to exceed 3000 cubic yards of grading, which was approved with your
original SEPA determination, we’ll need to issue an addendum to the original determination. Please submit
a grading breakdown and request for an addendum which outlines the grading details of the project. Please
submit this verbiage as soon as possible so as not to hold up the rest of the project.
02/21/07 Comment:
You responded, “Not over 3,000 cyds,” however the Engineering Division has
calculated that you will need to grade well over 3,000 cubic yards. They have estimated that in addition to
the 3,000 to be done with the short plat improvements, that grading for the building pads will be
approximately 750 cubic yards (an over-estimate, due to the unknown grading of future “Lot 1”). Because
we issued a DNS for 3,000 cubic yards, we need to do a “SEPA Addendum” to allow grading in excess of
3000 cubic yards. At your earliest convenience, please provide grading estimates (cut and fill) for both the
civil improvements that are to be done with the short plat and for the two new building pads – to cover the
entire process – and please slightly over estimate. I will simply need a statement in writing that details the
grading plans – please be as specific as possible.
Thank you for your cooperation. Please redline plans or submit three sets of revised plans/documents (affected
sheets only) with a written response to each of the above items. Please make all submittals to the Development
Services Permit Coordinator (JoAnne Zulauf) Monday through Friday, 9am to noon or 1pm to 4pm. If you have any
questions, please do not hesitate to contact me at (425) 771-0220, extension 1778. I look forward to working with
you on this project.
Sincerely,
CITY OF EDMONDS
