RE: BLD-2006-1195 (Second Review)
Edmonds Professional Center Addition
th
7315 212 Street SW (CG2 Zone)
Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Height Calculations:
1. The height calculations shown on sheet A1.1 (site plan) are inconsistent with
those shown on the elevation views of sheets A3.1 and A3.2. The site plan’s height calculations
provide elevations in the 100’s while the rest of the permit provides elevations in the 400’s. The
rockeries/walls are shown on sheet A1.8 in the 400’s as well. Please revise to make consistent. You
may redline these changes as necessary.
Rockery Height:
2. Please confirm – are the figures provided for the top/toe elevations on sheet A1.8
from “original” grade? The height of rockeries and retaining walls in the setback area cannot exceed
3 feet in height as measured from top of rock to original grade. Many points are shown over 3 feet,
but this height limit only applies if it is within the setback area. Please take a look at the site plan and
the rockery details and make sure that the rockeries – if in the setback area – are less than 3 feet in
height as measured from top of rock to original grade. It appears to be very close in some places on
the site plan – Please revise if it does not meet this height requirement. Please show the original
grade (or add the label “original”) to the site plan and rockery details. There is a 15’ setback for all
thth
structures adjacent to property lines that have street frontage (along 210 in the north, along 212 in
th
the south, and along 74 to the west).
Thank you for your cooperation. Please provide a written response to the above mentioned items. And,
please redline your plans to reflect any changes – or, if you are submitting new plans, please submit 3
site plans (one must be reduced size) and 2 sets of the changed pages of the plans. Please make all
submittals to the Development Services Permit Coordinator (Theresa Umbaugh) Monday through Friday,
9am to noon or 1pm to 4pm. If you have any questions, please do not hesitate to contact me at (425)
771-0220, extension 1778. I look forward to working with you on this project.
Sincerely,
CITY OF EDMONDS
