Review of this plan has prompted additional comments/requirements. Please respond in writing to the following request for information, corrections, or clarifications. 1.ok 2.ok 3.12/7/06 - Provide lowest bottom of footing elevations for each step in the foundation. 4/23/07 – Information not provided. 4.12/7/06 - The site plan indicates a pervious driveway. Please provide additional information on what this material will be and include details with the civil plans. 4/23/07 – Please provide construction detail, including required base material type and thickness, etc. 5.ok 6.12/7/06 - Pursuant to Edmonds Community Development Code 18.90 sidewalks are required as a condition of development approval. Revise the site plan to include 5’ sidewalks along the property frontage. 4/23/07 – Sidewalks have now been shown, thank you. Please extend the east end of the sidewalk to the east property line. The asphalt ramp will continue beyond the property line. 7.12/7/06 - Show the location of the water service line from the meter to the house. 4/23/07 – In an effort to minimize disturbance to the riprarian buffer, please locate the water meter further toward the west. See also item #5 of Planning Division comments dated 4/20/07. 8.12/7/06 - Show the location of the 6” sewer lateral from the main to the property line and the 4” side sewer from the property line to the house. 4/23/07 – In an effort to minimize disturbance to the riprarian buffer, please locate the sanitary side sewer further toward the west. Due to the site constraints, the City will allow a minimum of 5’ separation between the water service line and sanitary side sewer as long as DATE MAILED 4/23/07 PAGE 1 of 3 the sewer is in a separate trench, below the level of the water service line. See also item #5 of Planning Division comments dated 4/20/07. 9.12/7/06 - Provide approval from the geotech to outfall the surface water runoff at the toe of the slope/creek. 4/23/07 – Information has not been provided. Also, the plans now show two separate tightline systems running through the slope and daylighting at the creek. Disturbance to the buffer area shall be minimized and therefore the two tightline systems shall be combined prior to crossing through the buffer. Please revise the plans accordingly. 10.ok 11.12/7/06 - Indiciate where the footing drain system for the foundation and retaining walls will outfall to. 4/23/07 – Shown as requested. Please refer to item #9 for additional comments. 12.12/7/06 - Provide top and bottom of wall elevations for the wall proposed on the south side of the house separating the patios. 4/23/07 – Elevations have been provided, thank you. Due to the height of the wall and it’s location within a critical area, the wall will need to be designed and stamped by a licensed engineer and the calcs will need to be submitted to the City. Peer review will be required. 4/23/07 –  The shoring/retaining wall plans submitted to the City 3/20/07 do not include this wall. Please revise plans accordinly. 4/23/07 –  Shoring/retaining wall calcs have not yet been provided and therefore this element of the project has not been sent out for peer review. 13.12/7/06 - Label the clearing limits on the civil plans. An orange barrier fence will be required to be installed along the line of the limits prior to construction in the field. 4/23/07 – The clearing limits as shown in the latest submittal are not consistent with the the Buffer Mitigation Plan. Also, per the Buffer Mitigation Plan, a licensed surveyor shall survey, stake and flag limits of clearing and grading. Please revise the plans accordingly. 4/23/07 –  Per the Buffer Mitigation Plan, the silt fence is to be placed along the limits of clearing. Please revise plans accordingly. 14.ok 4/30/07 – 15.Per the Buffer Mitigation Plan, signage shall be installed to inform and further protect the riprarian buffer. Show the location of signs and required verbiage on the plans. 4/30/07 – 16.Per the Buffer Mitigation Plan, a temporary irrigation system shall be installed and st functioning for at least the 1 2 seasons after planting. Show the location of the irrigation lines and the required backflow assembly on the plans. A separate irrigation permit is required to be obtained from the City’s Public Works Department. Please contact Linda McMurphy for permitting requirements. 4/30/07 – 17.Proposed topo contours are shown to run through the sidewalk portion of the driveway approach. This topo line should tie into the back of walk of bottom of curb. Please revise plans. 4/30/07 – 18. The curb/gutter appears to slope toward the east. Please confirm slope and install a CB in the gutter line to pick up surface flows. This CB shall tie back into the City storm system. 4/30/07 – 19. Please clarify where the distance of 11’ (placement of c/g and sidewalk) is measured from. Is this the center of the paved right-of-way? Provide a cross section of the roadway that shows a 2% slope from centerline to the gutter and required 4” CSBC, 2” CSTC, and 2” Class B asphalt. DATE MAILED 4/23/07 PAGE 2 of 3 20.4/30/07 – The ramp at the driveway approach shall be constructed per City standard detail E2.26. Please show accurately on the plans and make reference to this detail. 21.4/30/07- The proposed curb and gutter shall be constructed per City standard detail E2.12. Please make reference to this detail on the plans. 22.4/30/07 – The proposed sidewalk shall be constructed per City standard detail E2.13. Please revise the reference on the plans to reflect this detail number. 23.4/30/07 – A catch basin has been provided at the base of the driveway. Will a berm be constructed to divert flows to this CB? 24.4/30/07 – The impervious surface area for this project has now exceeded 2000sf. The Edmonds Community Development Code requires that any new development or redevelopment with more than 2,000 square feet of new impervious surfacing shall be required to provide storm water quality control. You may submit a letter in writing to Blaine Chesterfield, Storm Water Program Manager to request a waiver from detention requirements and allowance for direct release to the creek. If your request is not approved you will be required to construct an on-site storm detention system. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
