Box 996 Lynnwood 98046 Reviewer: Jeanie McConnellDivision:Engineering During review of the subject submittal it was found that the following information, corrections, or clarifications will need to be addressed: 1.Please clarify what the paved turnout is, shown at the SW corner of the property on the site plan. This area is not shown on the civils. 2.Please revise the garage elevation shown on Sheet 2 of 2 of the civils. It shows an elevation of 190.5, which I believe should be 109.5. 3.Provide lowest bottom of footing elevations for each step in the foundation. 4.The site plan indicates a pervious driveway. Please provide additional information on what this material will be and include details with the civil plans. 5.Edmonds Community Development Code section 18.80.060 requires driveway approaches to be paved from the edge of the existing street a distance of 20 feet or to the edge of the property line, whichever is greater. 6.Pursuant to Edmonds Community Development Code 18.90 sidewalks are required as a condition of development approval. Revise the site plan to include 5’ sidewalks along the property frontage. 7.Show the location of the water service line from the meter to the house. 8.Show the location of the 6” sewer lateral from the main to the property line and the 4” side sewer from the property line to the house.  Indicate pipe material, slope and provide invert elevations.  A 12” locking CI lamphole cover is required over the 6” cleanout on the ROW side of the property line.  A 4” cleanout shall be provided at the house. 9.Provide approval from the geotech to outfall the surface water runoff at the toe of the slope/creek. 10.Provide a detail for the quarry spall diversion at the creek. 11.Indiciate where the footing drain system for the foundation and retaining walls will outfall to. 12.Provide top and bottom of wall elevations for the wall proposed on the south side of the house separating the patios. 13.Label the clearing limits on the civil plans. An orange barrier fence will be required to be installed along the line of the limits prior to construction in the field. Dependent upon the timeframe of the work to be done, the exposed soils on the slope may also require placement of jute mat. Please add a note to the civil plans reflecting this requirements to stabilize the exposed soils. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
